8 public redevelopment in Seoul including Heukseok-dong… Additional supply of 3,000 households

The government selected candidate sites for public redevelopment projects that were announced at the time of the 8.4 real estate measures last year.
They want redevelopment, but for one reason or another, public institutions are participating in a place where the project was not going well to speed up.
Expectations are high whether the supply of housing in Seoul will be breathless.

Eight places were selected by the government as candidates for the Seoul public redevelopment project.
These include Heukseok District 2 in Dongjak-gu, Yangpyeong 13 and 14 Districts in Yeongdeungpo-gu, Yongdu 1 District 6 in Dongdaemun-gu, and New 1 District.
However, they all have subway stations, so if they are developed, they can supply direct proximity, high-quality housing that is popular with end users.
The government plans to increase the floor area ratio of residential areas from 250% to 300% by participating in the development of this area in the future, and to provide benefits such as excluding the ceiling on pre-sale prices, financing project expenses, and simplifying licensing.
Instead, half of the households, excluding the number of members, will be used as public leases or profit-sharing charters to stabilize housing for young people and newlyweds.
“Now (development) will be smooth. The ratio of rental housing and such things have not been decided, so that should be finished.”
If eight projects go as planned, more than 3,000 homes will be supplied to downtown Seoul.
“With regard to the supply of housing, both the supply of new housing and access to the existing housing market are important, and the most important of these is the supply of new housing.”
The government disclosed the results of pre-consulting for 7 complexes for public reconstruction, which are not well-received, and encouraged participation by advocating that the number of households supplied can be doubled and the cost of reconstruction can be reduced by 74%.
