
Among the 2·4 housing supply measures, new public housing sites in the metropolitan area, which the government is working on, are drawing attention from the market.
According to the Ministry of Land, Infrastructure and Transport on the 19th, it is planning to create a state-of-the-art city that realizes the Green New Deal, a Korean version of the new deal that the government is willingly promoted by the government in 15 to 25 new public housing sites across the country.
Out of the total 263,000 households supplied to new residential areas nationwide, 180,000 households in the metropolitan area, which are the 4th new city level, are of interest.
The concept of the new residential site is’Green City’. Accordingly, it is expected that sufficient green space in the city will be secured, and the green new deal will be realized enthusiastically by the government through zero energy construction and hydrogen infrastructure construction. Green mobility infrastructure such as electric vehicles and hydrogen vehicles will also be expanded.
The government decided to “select the new housing site in the metropolitan area, taking into account development conditions such as transportation, centered around Seoul or areas with good accessibility to Seoul.”
According to this standard, a wide-area transportation network system such as railroads and roads is already in place, and it is likely to be relatively close to Seoul or adjacent to the third new city.
Therefore, some of the markets are predicting that a mini-satellite city that shares transportation infrastructure in the area around the third new city will be possible. New housing sites may also appear in areas where the GTX Express Railroad (GTX) A (Unjeong-Dongtan), B (Songdo-Seoul Station-Maseok), C (Yangju-Suwon) lines or Sinansan Line pass.
There is also the possibility of candidates coming out in Goyang Wonheung, which was excluded due to the leakage of information in advance after being on the verge of the 3rd new city, and Gimpo Gochon, Gwangmyeong, and Siheung, which were mentioned as regulars whenever the story of the new city came out.
In areas that are named as candidates for new housing sites, land sales are decreasing and prices are rising. A real estate agent in a region that was previously mentioned as a candidate site for a new city said, “The number of people who offered to buy land increased, but the number of sales was reduced and only quotes were running.”
