[이뉴스투데이 이하영 기자] Due to the recent favorable development, Seoul villa deals have increased and prices have skyrocketed.

This is the concern of the Gyeongsil-ryon (Citizens’ Alliance for Economic Justice) ahead of the announcement of the public redevelopment area and the will of the Minister of Land, Infrastructure and Transport Byun Chang-heum.

According to the Seoul Real Estate Information Plaza on the 18th, the number of multi-family and row houses in Seoul last month was 4622, an increase of 8.3% (578) compared to two months ago (4267). The number of transactions is expected to increase further as the reporting period remains about two weeks.

Of note are Gangbuk-gu, Eunpyeong-gu, and Jungnang-gu, which have already exceeded the number of transactions in the previous year.

Comparing the sales volume of multi-family and row houses in three districts in 2019 and December 2020, △ Gangbuk-gu increased 37.5% from 221 to 304 △ Eunpyeong-gu increased 18.1% from 430 to 508 △ Jungnang-gu increased from 167 to 259, 55% The average transaction volume, including the increase, increased 36.8%.

All three of these districts included the application sites for the public redevelopment pilot project, raising expectations for house prices.

According to the monthly housing price trend of KB Kookmin Bank, the average selling price of a row house last month was 29.1 million won, an increase of 2.8 million won from the previous month (26.2 billion won).

Among the areas selected for public redevelopment, multi-family and row houses in Heukseok District 2, which have the largest area (45,229m²) and superior number of households (1310 households), are already locked in for sale and a sharp increase in the ask price is not unusual.

Nearby public brokerages even say that the sale premium is over 1 billion won. This is evidence that consumer expectations have risen because Heukseok District 2 is located in Dongjak-gu, which is called’the second Gangnam’.

In addition to Heukseok District 2, △Yangpyeong 13 △Yongdu 1-6 △Bongcheon 13 △New 1 △Yangpyeong 14 △Shinmun-ro 2-12 △Gangbuk District 5, etc. It is expected.

Earlier on the 8th, Gyeongsil-ryeon issued a statement with strong concerns saying, “All house prices will skyrocket” due to such a side effect of development.

In a statement that day, Kyungsilryeon said, “The government and the ruling party are carrying out the preferential public redevelopment and reconstruction projects announced on May 6 and August 4, 2020.” “You can’t get a house price by bringing it in.”

He also criticized, “Rather, there is a great concern that the price of all houses, from apartments to multi-family, multi-family, row houses, and villas, will skyrocket.”
