“The tax burden is burdened” The officially announced land for the Chungbuk standard site may rise by 8.25%

[Chungbuk Ilbo] The official land price of the Chungbuk Standard Land in 2021, which is used as the basis for tax imposition and welfare consumer selection, is expected to rise 8.25% from this year.

The Ministry of Land, Infrastructure and Transport decided on the publicly announced land price (proposal) of 520,000 parcels nationwide as of January 1, 2021, and started hearing opinions from the 24th to January 12th of next year.

It was found that next year’s national standard land price will increase by 10.37% on average compared to this year.

This is the largest increase in 14 years since 2007 (12.4%).

This year’s official land price rose by 4.04%p from the average increase rate of 6.33%.

Chungbuk was determined to increase by 8.25% as a result of surveying and evaluating the publicly announced land price of 27,000,523 parcels.

Although it was lower than the national average, it rose 4.47%p compared to 2020 (3.78%), and the increase was larger than the national average (4.04%).

Sejong (12.38%) rose the most in anticipation of completion of the administrative capital, including the relocation of the National Assembly.

The next was Seoul 11.41%, Gwangju 11.39%, Busan 11.08%, and Daegu 10.92%.

By usage situation, residential 11.08%, commercial 10.14%, agricultural land 9.24%, forestry 8.46%, industrial use 7.56%.

The actualization rate of the publicly announced land price on standard land is 68.4%, a 2.9 percentage point higher than in 2020 (65.5%).

The Ministry of Land, Infrastructure and Transport predicted that the property tax rate on land is lower than that of housing, and the increase in the publicly announced land price on this standard site will not significantly affect the increase in property tax.

The publicly announced land price plan is expected to be decided and disclosed on February 1 of next year after hearing opinions of the owners and local governments and deliberation by the Central Real Estate Price Disclosure Committee. The publicly announced land price can be viewed on the official realty price alert site (www.realtyprice.kr).
