The most expensive officetel in the country is’The Reverse Cheongdam’

Among the nationwide officetels, the most expensive standard market price per unit area was’The Reverse Cheongdam’ in Gangnam-gu, Seoul. Songpa-gu’Lotte World Tower and Lotte World Mall World Tower-dong’ ranked first in terms of standard market capitalization.

On the 30th, the National Tax Service announced that it would regularly announce the’standard market price for officetels and commercial buildings in 2021′ containing such details. This notice applies to those who inherit, donate, or transfer after the 1st of next month, and the base date for real estate price investigation is September 1st. The’Based Building Price Calculation Method’, which is applied when evaluating general buildings excluding officetels, is also regularly announced.

According to the National Tax Service, all of the top five officetels and commercial buildings nationwide by the standard city per unit area (㎡) next year are in Seoul. The most expensive place is’The Reverse Cheongdam’ in Cheongdam-dong, Gangnam-gu, with a standard market price of 10,354,000 won per unit area. Following this, Lotte World Tower in Sincheon-dong, Songpa-gu and World Tower-dong in Lotte World Mall (87.79 million won), Banpo Radian Signature in Bangbae-dong, Seocho-gu (7331,000 won), J Tower in Jayang-dong, Gwangjin-gu (7130,000 won), Baeksan Officetel in Seongsu-dong, Seongdong-gu (7012,000 won) Won) in order.

Among the commercial buildings, Jamsil Jugong Complex 5, Jamsil-dong, Songpa-gu, Seoul, was the most expensive with a standard city value of 25533,000 won per area. ‘Diot’ in Sindang-dong, Jung-gu, recorded the highest price among complex buildings at 13267,000 won.

All officetels and commercial buildings with the highest price based on the base market capitalization came from Songpa-gu. ‘Lotte World Tower and Lotte World Mall World Tower-dong’ officetel is KRW 1.833 trillion, and’Garden Pie Life (77.6 billion KRW, commercial building)’ in Munjeong-dong, Songpa-gu. The complex building was the most expensive at Raemian Yongsan The Central (692.8 billion won) in Yongsan-gu.

The targets of the standard market price announced by the National Tax Service on this day are officetels and commercial buildings that can be classified and registered by house. The number of notices was 24,000 dong (1.56 million units), an increase of 6.9% (number of lakes 8.5%) compared to the previous year. Officetel notice prices rose an average of 4% over the previous year, and commercial buildings averaged 2.89%.

The standard market price for officetel/commercial buildings is mainly used when the necessary market price cannot be identified during the process of taxing capital gains tax and inheritance/gift tax. For local taxes such as acquisition tax and property tax, the standard market price of the Ministry of Public Administration and Security is applied, so the standard market price notified by the National Tax Service is not applied.
