On this day, the government first emphasized that it will continue to supply large-scale through new housing sites such as the 3rd new city. Five new cities, including Wangsuk Namyangju, Gyosan Hanam, Gyeyang, Incheon, Changneung Goyang, and Captain Bucheon, have completed the district designation and will proceed with the district plan establishment process with the goal of finalizing the district plan within the year.

In particular, Hanam Gyosan and Incheon Gyeyang started land compensation last year, and the process is progressing more than three years faster than the previous homeland project, the Ministry of Land, Infrastructure and Transport explained. The Ministry of Land, Infrastructure, and Transport plans to complete the transportation business in a timely manner, as measures to improve metropolitan traffic have been confirmed to enable commuting to and from downtown Seoul for 30 minutes in all five of the three new cities.

The government has also completed the establishment of a district plan for a new housing site with a scale of 48,000 households and is commencing construction. The site for the Gurigalmae Station area with 6300 households is scheduled to be offered within this year. In addition, most of the new residential areas in the city center, such as the Yongsan maintenance window site, Taereung Golf Course, and Gwacheon Office, are under development.

In the case of new housing sites, pre-subscriptions from Namyangju, Seongnam, and Uiwang are in progress starting with Gyeyang, Incheon in July. The authorities plan to supply 30,000 households in the second half of this year and 32,000 households in 2022.

Supply is also provided through public maintenance projects. The government selected eight project sites as candidates for public redevelopment on the 15th, and expects to supply 4700 additional households in the future. In this coming March, additional candidate sites will be selected to accelerate the supply of housing through public redevelopment.

On the same day, the authorities responded to the results of preliminary consulting for public reconstruction to 7 complexes. As a result of consulting, the government predicted that 1.5 times more houses will be supplied and residents’ contributions will be reduced by 35% through deregulation such as an increase in the use area.

The government announced that it would expand the supply of 5,800-unit houses to 10,000 in 2023 by introducing new public small-scale reconstruction. /The Fact DB

◆ New introduction of’public small-scale reconstruction’… Administrative support for high-density development in the station area

Small public reconstruction will also be introduced. This project, which targets small complexes with less than 200 households, aims to expand housing supply through the participation of the public, such as Korea Land and Housing Corporation (LH) and Seoul Housing and Urban Corporation (SH), and easing urban regulations. When the revision of related laws is completed, a full-scale pilot project will be implemented from the second half of the year. The government plans to expand the supply of houses with 5,800 households to 10,000 in 2023 through a public small-scale reconstruction project.

Complex development of idle land and development of station area also contributes to housing supply. The city of Seoul will expand the target area of the station area from 207 to 307 areas, and the area of the station area is also expanded from 250m to 350m. In addition, a preliminary review group for the station area was established and an administrative support system was established. Through this, the authorities expect to supply 8,000 households by 2022 and 22,000 additional households by 2025.

The follow-up measures to the pre-generation policy announced in November of last year were also announced. According to the Ministry of Land, Infrastructure and Transport, 19,000 households out of public rental vacancy have already been supplied to the existing targets on a charter basis. The remaining 20,000 households are scheduled to be supplied in a chartered form by greatly easing the income and asset standards.

“The housing supply in Seoul this year is 83,000 households, more than last year’s (80,000 households) as well as the average of 75,000 households in 2017-2019,” said Kim Jeong-ho, head of the Seoul Housing Policy Division. “Through close cooperation with the government I will promote it without a hitch,” he said.
