As the government is expected to strengthen the qualifications for applying for an unranked subscription from next month, there is a growing demand to seize a last-minute opportunity. The unranked subscription is called’pick up (pick up)’ because there are no other qualifications as ineligible winners or contract cancellations remain. In fact, no-ranking does not require a subscription passbook, so even if you win, you are not subject to re-winning restrictions.
According to the real estate industry on the 22nd, since the government announced plans to strengthen non-priority subscriptions last month, every complex that comes out has been recording high competition rates. Unlike in the past, when only the Seoul metropolitan area showed fierce competition, hundreds of thousands of people flock to unregulated areas.
Recently, 1,09029 people flocked to’Hillstate Godeok Central’, a new city in Godeok International City in Pyeongtaek, Gyeonggi-do, where one household remained and unsubscribed. The competition rate is 110,000:1. An exclusive area of 93㎡ C type appeared on the market, and the pre-sale price was more than 200 million won cheaper than the surrounding market price.
This is a much higher competition rate than the unranked subscription that was held at other complexes in the same region last year. In September of last year,’e-Pyunhan World Vision Center Foret’ conducted a non-random subscription for 52 households, and at that time, 2196 people flocked. In December of the same year, 5187 people applied for an unranked subscription for 723 households in the second round of’Pyeongtaek Dongmun Good Morning Hill Mom City’.
It is the same that people in the provinces are also crowded. Over 130,000 applicants came from the’Tangjeong Lakeside Summit Grand Mark’ in Asan, Chungnam, an unregulated area. There were 275 households left, but 135940 people flocked, and the average competition rate was 494.3:1. This kind of phenomenon seems to have played a major role in the fact that the unranked subscription system will be reorganized from the end of next month. This means that before the conditions for non-priority subscriptions are strengthened, an atmosphere that is regarded as the last opportunity is spreading.
Until the end of March, the government is planning to limit the unranked subscription, which allows anyone over the age of 19 to subscribe regardless of whether they own a home or not, to’adults living in the area and members of homeless households’. In addition, it was announced that unranked subscriptions in regulated areas, such as overheated speculation districts and areas subject to adjustment, would restrict re-winning like regular subscriptions. The restriction period for re-winning of overheated districts is 10 years, and the area subject to adjustment is 7 years.
Young-jin Ham, head of Jikbang’s Big Data Lab, said, “In the end, the net quantity is finished in the first priority, but it is a risk that it is a non-branded construction company or I alone have some problems such as oversupply, high pre-sale prices, etc.” “You have to weigh the reasons carefully,” he pointed out.
