Minimize the monthly rent burden by increasing the percentage of deposits in the rental fee up to 80%

As the government enacted the 3rd Lease Act, the jeonse riot broke out, and the application for the’Cheonse-type Public Rental Housing’ announced in November last year as a jeonse plan begins on the 18th.

The Korea Land and Housing Corporation (LH) announced on the 18th-20th that it will start the subscription for 14,843 private rental housing units through the subscription website and on-site application.

Jeonse-type public rental housing is a type of public rental housing similar to that of jeonse, which minimizes the monthly rent burden by raising the share of the deposit to 80% of the rent. The rent is cheap at 80% of the market price.

The types of supply are divided into’construction rental charter-type housing’ that LH directly constructs and leases, and’purchase rental charter-type housing’ that purchases and leases existing buildings or buildings that LH is building.

Construction rental chartered houses with total volume of apartments are supplied to a total of 12,337 households, including 3949 households in the metropolitan area and 8088 households in the local area.

A total of 2,506 households, including 1058 households in the metropolitan area and 1448 households in the local area, are supplied for purchase rental housing consisting of apartments and multi-family and multi-family housing.

For the chartered housing provided this time, the eligibility for occupancy has been greatly eased, allowing any member of the homeless household to apply regardless of income or assets.

However, the ranking is differentiated according to the level of income. The first priority is for livelihood and medical recipients, the second is 50% or less of income (70% or less for the disabled), the third is 100% or less of income, and the 4th is more than 100% of income.

In terms of rental conditions, ranks 1 to 3 are below 70-75% of the market price, and ranks 4 are below 80% of the market price.

80% of the basic rental conditions are paid as a rental deposit, and the remaining 20% ​​as monthly rent, thereby lowering the burden of housing expenses for tenants.

If it is difficult to raise money at the beginning of the move-in, you can lower the deposit and increase the rent.
