As the subscription fever continued, it was investigated that all apartments sold in the metropolitan area this year ended in the first order subscription. 82% of apartments sold in rural areas also ended first.



According to Real Estate 114 on the 18th, out of a total of 366 housing types that received subscriptions by March 16 this year, 331 were closed in the first place. The first-tier subscription closing rate is 90.4%. This is the highest level since February 2015, when the 1st and 2nd subscription rankings were integrated into the 1st priority.

The increase in the first-ranked subscription deadline translates into a large number of homeless end users. Competition intensifying is also the fact that the number of subscribers of the first-ranked subscription account has steadily increased to 14,87,8796 as of last month.

By region, subscriptions were concentrated in apartments in the metropolitan area. All 172 apartment types in the metropolitan area, where subscriptions were accepted until March 16 this year, ended in the first priority. It is analyzed that it is concentrated in the’lottery subscription’ that allows new apartments to be obtained at a lower price than the surrounding market price due to the control of the pre-sale price.

The complex with the highest competition rate in the metropolitan area was Wirye Xide City, which showed a 617.6 to 1 subscription competition rate. In addition,’Goduk River Iljeil Landscape Chae (150.2 to 1)’ and’Jayang Haneul Chae Ver (367.4 to 1)’ sold in Seoul ended first with high competition rates.

As the subscription fever continued in the provinces, 159 of the 194 housing types sold until recently were completed in the first place. The first-ranked subscription deadline rate was 82%, a significant increase from the average of 59.1% over the last five years.

In particular, in the case of the’Sejong Richencia Familie’ sold in Sejong City this year, the competition rate of 221.4 to 1 appeared in the H2 block. The number of housing types that did not finish in the rankings is also decreasing thanks to the open subscription. Of the 366 housing types sold nationwide by March this year, only 24 (6.6%) under-subscribed.

Yeo Kyung-hee, senior researcher at Real Estate 114, said, “Restrictions on resale and obligation to live in real life have been strengthened, but the current subscription market, which has been reorganized mainly for real needs, does not give a big blow.” The growing concern about this will be a factor that stimulates the subscription sentiment.”
