Heukseok District 2 in Dongjak-gu, Seoul, which has been pursuing redevelopment for over 10 years.
Although the business is slow, it is a place with high expectations as it has subway line 9 and is close to Gangnam.
This area was selected as a candidate for a public redevelopment pilot project in which the Korea Land and Housing Corporation (LH) and others participate.
By raising the floor area ratio, a low-rise residential complex with 270 households is transformed into a residential complex with a scale of 310 households.

“As a result of comprehensive consideration of publicity and feasibility, such as the urgency of maintenance such as retirement and the effect of housing supply, 8 areas were selected as candidate sites for the public redevelopment pilot project….”
Ten of the 70 sites that applied for public redevelopment contests were excluded from this review.
Among them, a maintenance plan was in place, and the evaluation was conducted on 12 existing maintenance areas that can be quickly evaluated.

This includes the Yeongdeungpo Yangpyeong 13 District, where there was a conflict with residents over the redevelopment method, and Dongdaemun New District 1, which suffers from difficulties in business.

All eight candidate sites can supply about 4,700 homes in the station area.
Although the use area change to increase the development density, that is, the vertical increase, etc., was excluded, the reason why existing cooperatives showed surprisingly much interest in the public redevelopment method seems to be that the business feasibility is better than when all current regulations are applied.

As early as the end of this year, the designation of the maintenance area, the first gateway of the project, is expected to be completed, and public implementers such as LH are expected to be selected.
The city of Seoul is promoting the’Land Transaction Permit System’ to prevent speculative demand from rushing to these areas.
The other four places where the selection was withheld decided to discuss again at the next candidate site selection committee after hearing more residents’ opinions.
With this selection of candidates for public redevelopment, it is noteworthy that the government’s will to increase housing supply in downtown Seoul while blocking speculative sentiment aimed at development profits will be able to suppress the rise in house prices from the new year.
