Sejong’s house price this year is 36.02%↑, more than four times the national average

This year, the house price in Sejong City has risen by 36.02%. This is more than four times the average of the national house price change rate of 8.35%. The total price rose 22.39%. The national average is 6.54%.

According to the monthly KB housing market trend released by KB Real Estate on the 27th, the nationwide house price rose 8.35% this year. This is the highest increase since 2006, up 11.6%. Only in 2012 (-0.18%) and 2019 (-0.3%) have apartment prices declined since 2006.

Sejong Special Self-Governing Province has the largest increase in house prices among the nationwide regions. It is 36.02% higher than the previous year, exceeding the national average (8.35%) about four times.

The average house price in the six metropolitan cities rose 7.58%, in the metropolitan area 10.57%, and in other regions only 3.27%.

House prices in Seoul rose 10.7% this year. House prices in 14 districts in Gangbuk rose 11.13%, and house prices in 11 districts in Gangnam rose 10.28%.

By type, apartment prices showed the highest rate of increase of 9.65% nationwide. Detached houses were 3.87% and row houses were 6.47%. By type, Sejong’s rise rate has risen. Sejong’s apartment price increase this year is 44.97%, which is nearly doubled.

On the other hand, this year’s total price has also increased by 6.54%, the highest in nine years since 2011.

The jeonse price, which had been steadily rising for 7 years since 2011, declined in 2018 (-0.56%) and 2019 (-0.91%), and then turned back to an upward trend above 7% this year.

Sejong’s rate of increase in the total set value was also much higher than in other regions. Sejong showed an increase of 22.39%, exceeding the national average three times.

The total price of Seoul was 12.93% in 11 districts in Gangnam, outpacing the increase rate in 14 districts in Gangbuk (11.47%). By type, apartments were 7.52%, detached houses were 2.96%, and row houses were 5.61%. Sejong’s apartment rental price change rate was 27.61%.
