According to Real Estate 114 on the 24th, the number of officetels sold or scheduled to be sold nationwide this year was tentatively counted to 25,000,310 rooms.

The nationwide pre-sale volume of officetels, which was less than 10,000 in 2000-2009, surpassed 10,000 for the first time in 2010 (14,763 rooms) and continued to increase thereafter, reaching just before 100,000 in 2017 (97,455 rooms).

However, after decreasing to 8,620 rooms the following year, the decline has continued for the fourth year following 2019 (52,828 rooms) and last year (42,493 rooms).

This year, the sales of officetels in Seoul in particular were 5,327 rooms, a 51.3% drop compared to last year (10,949 rooms).

The pre-sale of officetels in Seoul decreased for 3 consecutive years from 18,109 rooms in 2018, falling below 10,000 rooms in 11 years since 2010 (6,465 rooms).

As the supply of officetels shows a sharp decline, prices have risen and sales are active, mainly for residential officetels (Apatel) with a large area.

According to the Korea Real Estate Agency statistics, the rate of increase in apartment prices last month increased by 10.0% compared to February of last year, but the rate of increase in officetel prices recorded 22.8% during the same period.

In January and February this year, sales of over 900 million won in officetels nationwide were 124 cases (as of the 22nd), the highest ever since statistics were compiled in 2006.

As the government’s real estate regulations are concentrated on apartments and the ultra-low interest rate is maintained, there is still a lot of floating capital in the market, which is also pointed out as the reason for the increase in officetel demand.
