[이코노믹리뷰=이소현 기자] Purchased rental housing for the stability of housing for low-income families this year is expected to be purchased and supplied in a scale of 45,000 units. This is an increase of more than 60% compared to last year’s 28,000 units of purchased rental housing, and it is the largest supply target since the start of the project in 2004.
The Ministry of Land, Infrastructure and Transport announced on the 8th that it plans to provide purchased rental housing that is rented at low cost to tenants after renovation, renovation, or remodeling by purchasing existing houses by public housing businesses such as Korea Land and Housing Corporation.
This year’s target of 45,000 units is ▲ 21,000 units as a’new purchase agreement’ that a private business operator purchases or makes an agreement before completion. ▲ New construction after demolition of vacant non-houses such as old houses or shopping malls and tourist hotels It plans to secure 16,000 units as a’existing housing purchase method’ that is provided by public housing providers after refurbishment by purchasing and refurbishing houses that have received completion permits.
In particular, the new construction purchase agreement has the advantage of supplying high-quality new houses by utilizing private expertise, and this year, it is characterized by an increase of 75% from last year. This year, incentives will be provided to expand the supply of new medium-sized housing (60-85㎡) that can accommodate 3-4 or more households.
In the case of public remodeling, conventionally, tourist hotels that exceeded the housing area ratio could not be repurposed due to the difference between housing and floor area ratios. However, legal amendments are underway so that they can be supplied as public remodeling houses from the second quarter.

By supply type ▲Youth purchase rental housing 14,500 units (including dormitory type 1500 units) ▲ Newlywed couple purchase rental housing Ⅰ 10,000 units, Ⅱ type 5000 units ▲ Multi-child purchase rental housing 1500 units ▲ General/Elderly purchase rental housing General 1 There are 3,000, and 1000 for the elderly.
The characteristics of this year’s purchase rental housing supply are ▲ newly established 4th priority for newlyweds II type ▲ easing income standards for single and double households ▲ expanding the scope of recognition for multi-child households ▲ unlimited renewal of elderly people.
For the newlywed type II with high income standards, the fourth priority was newly established, which greatly eased the requirements for occupancy for the married couples who have not been able to apply for 7 years after marriage but have no children or those who could not apply due to income and asset standards. In the past, only 100% of the average monthly income of urban workers with single-earning was recognized as up to 120% of double-income, but with the establishment of the quartile, 120% of single-income and 140% of double-income will be included.
Also, some of the income standards for single and double households will be relaxed. Considering the fact that the minimum income standard has risen from 1795,000 won per month last year to 1822,000 won this year, and the average age of small-sized households has increased due to postponement of marriage and so on. Single-person households are expected to increase 20 percentage points and two-person households will increase 10 percentage points.
Existing multi-child households are not included in the tenancy target if grandparents raise two or more grandchildren, but from this year, grandparents with two or more minors will be able to move into multi-child rental housing from this year. In addition, to reduce the burden of moving elderly tenants, it will be expanded from the previous nine times to an unlimited number.
