The Pungnap Miseong Apartment in Pungnap-dong, located on the banks of the Han River in Songpa-gu, Seoul, was judged as’conditional reconstruction’ at the first precision safety examination for the reconstruction project.
According to the maintenance industry on the 12th, the Songpa-gu Office reported that the Pungnap Miseong Apartment received 53.93 from the 1st detailed safety examination, and that conditional reconstruction (grade D) was decided.
The classification of the reconstruction safety diagnosis is divided into A to C grade maintenance and repair (reconstruction not possible), D grade conditional reconstruction (requires public agency verification), and E grade reconstruction confirmation decision. Pungnapmiseong apartments that received D grade (31~55 points) will be screened for final passing through a second safety examination (appropriate review) by public institutions such as Korea Institute of Construction Technology and Facility Safety Corporation.
The reconstruction project will become possible in earnest if it passes the 2nd detailed safety examination by public institutions.
Miseong apartment was completed in 1985 with a scale of 275 households. After passing the preliminary safety checkup in October 2019, it started a detailed safety checkup in October of last year, a year later.
The apartment complexes in Pungnap-dong are located along the Han River and where all subway lines 5 and 8 pass, but their development has stopped virtually because they are cultural heritage protected areas. This is why it has been neglected in the housing market even though it is in Gangnam 3 districts (Gangnam, Seocho, Songpa-gu).
However, as the interpretation that the Baekje cultural relics in the Pungnap area 4 where Miseong Apartment is located has already been lost, there has been a growing voice among residents that the reconstruction should be promoted. It was also a stimulus that the’Jamsil Olympic I-Park’, which was built around the same time as Miseong Apartment, moved in at the end of 2019 through reconstruction.
Chae Gap-sik, chairman of the Pungnap-mi-seong reconstruction promotion committee, said, “I plan to apply for the appropriate seat review, the second detailed safety examination next week.”
