The government today selected and announced eight candidate sites for public redevelopment pilot projects in downtown Seoul.

The plan is to increase the floor area ratio and supply more than 4,000 households.

However, it drew a line on the relief of the transfer tax to induce the sale that some people raised.

The government has selected and announced a total of eight areas, including Heukseok District 2 in Dongjak-gu and Yangpyeong 13 and 14 in Yeongdeungpo, as pilot projects for public redevelopment to expand housing supply.

These are all located in the station area where high-density development is possible, and the government predicts that if developed as planned, an additional supply of 4,700 units in the city center will be possible.

The government plans to review the designation of the 4 areas that have not been selected this time by the Public Redevelopment Selection Committee, and the results of deliberation on 56 unrefined areas will also be announced in March.

The government plans to designate the eight zones selected today as land transaction permit zones in preparation for rising demand for speculation.

In addition, the government plans to select candidate maps for public reconstruction within the first quarter and discuss specific maintenance plans.

In this regard, the government conducted a simulation of 7 complexes that applied for pre-consulting for public reconstruction in this regard. As a result of the simulation, the increase in floor area ratio revealed that the number of houses supplied increased by an average of 58%, and the share of members decreased by an average of 37%.

The policy to strengthen the tax burden on multi-homed people was decided to be implemented as planned.

Deputy Prime Minister Hong Nam-ki said, “We have set the time to strengthen the comprehensive real estate tax and capital gains tax on June 1 of this year,” and said, “As the enforcement date is 4 months left, we look forward to the opening of the sale.”

In addition, he emphasized that he will keep track of market disruption such as expedient gifting and fraudulent subscription.
