In Seoul, the number of autonomous districts with lower jeonse prices is on the rise, and in new cities, the average jeonse price recorded a negative rate of change in 1 year and 8 months. However, it is pointed out that it is necessary to observe the market situation a little more about whether this trend will lead to a trend.

According to Real Estate 114 on the 3rd, the jeonse price for new cities in the metropolitan area in the last week of March fell by 0.01% compared to the previous week. It was only 20 months after the third week of August 2019 (-0.02%) that the new city rental price fell.

In the new city, Wirye and Dongtan fell 0.06% compared to the previous week, leading to a negative rate of change. Wirye fell by up to 10 million won in Wirye Central Prugio, Changgok-dong, ahead of the move-in of Wirye Forezai and Hillstate Book Wirye. In Dongtan, 20 million won was lowered from the demonstration Hanbit Hanwha Dream Green in Bansong-dong. The Gimpo Han River and Pyeongchon also fell by 0.04% and 0.03%, respectively.

The Seoul jeonse market is also showing signs of decline in autonomous districts. Gangdong-gu fell 0.06% compared to the previous week, increasing the decline for the fifth consecutive week. Nowon and Guro also fell 0.03% and 0.01% compared to the previous week as the chartered sales were slowly exhausted. In March, Songpa, Gangnam, and Geumcheon-gu also recorded negative fluctuation rates at one time. However, the average jeonse price for apartments in Seoul has continued to rise by 0.03%. Gyeonggi·Incheon rose 0.07% compared to the previous week. By region, Uijeongbu rose the most with 0.28%, followed by Osan (0.25%) and Siheung (0.19%). On the other hand, Hanam fell by 0.03% compared to the previous week, and Uiwang and Seongnam also fell by 0.02% due to the decrease in jeonse demand.

Although the rise in the trading market has narrowed, it is still rising. The average sale price of apartments in Seoul rose by 0.07% compared to the previous week. General apartments rose by 0.08%, and reconstruction apartments rose by 0.02%, reducing the rise.

In Seoul, prices are strong, mainly for large complexes. By region, Dobong-gu led the uptrend, up 0.35% from the previous week. New cities rose by 0.04%. The sale price of apartments in Pyeongchon, where the jeonse price fell, increased 0.13% compared to the previous week. This was followed by the Middle East (0.08%), Sanbon (0.07%), and Ilsan (0.06%). Gyeonggi and Incheon increased 0.11% compared to the previous week. Osan rose the most with 0.22%, and the Sangnok water area in Ansan Island rose 0.21% after being mentioned as a stop on the GTX-C line.

Yeo Kyung-hee, senior researcher at Real Estate 114, said, “In the jeonse market, demand declined as the demand for school districts ended, while the large-scale occupancy progressed, resulting in a local weakness.” It is expected that the chartered sales will decrease, so it is necessary to watch the market situation a little more.”

The trading market is expected to continue to hold breath for the time being. Senior researcher Yeo said, “The buyer’s wait and see tax after the 2.4 measures has been spreading due to rising interest rates and the burden of holding tax, but there are not many products on the market, and the rise has continued as landlords adhered to the asking price.” As soon as they follow, the movement to watch is also being detected,” he added.
