Park Young-sun remembers a nightmare 10 years ago, “A 10 million won per pyeong apartment in Gangnam”

On the 28th, candidate Park Young-sun, Mayor of the Democratic Party of Seoul, went on a campaign the day before to Seocho after Songpa. The three districts of Gangnam (Gangnam, Seocho, and Songpa) are the outnumbered areas of the Democratic Party, but the gap here used to be the reason for the victory and defeat.

Candidate Park said at the Gyeongbu Line Square of Seocho Express Terminal Station, “I will make the Gyeongbu Expressway underground to create an ecological park with 50,000 pyeong, and build and sell a’half-price apartment’ worth 10 million won per pyeong on 50,000 pyeong.” He said, “If you make 6 km underground from the entrance of Hannam Bridge to Yangjae, about 100,000 pyeong or more of land will come out,” he said.

According to the KB housing price trend, the average selling price per pyeong (3.3㎡) of apartments in Gangnam affected by the undergroundization of the Gyeongbu Expressway was 74.79 million won as of last month, and 6459 million won in Seocho. Candidate Park’s promise means that he will supply an apartment for about a seventh of the price of the surrounding market. Candidate Park said, “If that happens, the homeless people’s home arrangements will be greatly increased.”

Candidate Park said, “If the public is too focused on one side, there are cases where the opinions of the residents cannot be fully collected,” he said. “We will promote public and private participatory reconstruction and redevelopment.” Candidate Park met with reporters and said, “If you sell apartments while building a library in the private sector, the sale price will not increase too much. The public and private sectors can work together to control the sale price.” The intention is to consider a different path from the Moon Jae-in administration, which has emphasized public-led supply policies in the second and fourth measures.

Regarding the pledge of the Mayor of Seoul City Mayor Oh Se-hoon, “You have to do it right from now on,” said Candidate Park. Seoul will be an arena.” Candidate Oh announced his pledge to undertake safety examinations for major reconstruction complexes such as Gangnam and Mok-dong within a week of inauguration. Instead, Park said, “If I am marketed, I will go to the places where reconstruction and redevelopment have been slow, and take care of them.”

Candidate Park said, “I will create a real estate supervisory office,” and “I will play a role in catching speculators cleanly so that the residents of Seoul will not fight against speculation again.” In addition, he said, “Since Seoul is a city formed around Namsan, it is necessary to lift the regulation on the 35th floor without damaging the landscape of Namsan.”

Candidate Park also attacked the past of Candidate Oh. Candidate Park said, “Think of Seoul, when Mayor Oh Se-hoon was terrible 10 years ago. He left behind a debt of 7 trillion won.” He added, “If the mayor of Seoul fights with the president every day and makes Seoul a political battle and makes Seoul anxiety every day, Seoul becomes a crucible of conflict.”

Gangnam District 3 is a place with painful memories for the Democratic Party. In the 2010 June 2 local election, the then-Grand National Party candidate Oh Se-hoon surpassed the Democratic Party candidate Han Myeong-sook at a difference of 0.6 percentage points. It was only 2,6412 votes apart. One candidate was ahead of Oh in 17 out of 25 autonomous districts in Seoul, but the fact that candidate Oh came out in the 3rd district of Gangnam eventually changed the victory or defeat. Candidate Oh won 3,97,064 votes in Gangnam’s 3 wards alone, excluding one candidate by 126,930 votes. This is why the Democratic Party cannot give up the tough Gangnam District 3.
