
More than 17,000 officetel rooms are expected to be sold in the metropolitan area this year. Over the past five years, the pre-sale volume of officetels in the metropolitan area has been steadily decreasing, but the heat of officetels as a residential alternative for one or two people has been hot, and a lot of attention is being drawn to the pre-sale market.
According to Real Estate 114 data, a total of 17469 officetels were sold or scheduled to be sold in the metropolitan area (Seoul, Gyeonggi, Incheon) this year. The pre-sale of officetels in the metropolitan area continued to decline over the past five years (2017-2021), following 74,278 rooms in 2017, △58,725 rooms in 2018 △35,650 rooms in 2019 △26,489 rooms in 2020, etc. I’m doing it.
In 2017, when the volume was the highest, a whopping 40,1442 rooms were supplied to Gyeonggi-do, centering on housing districts in the early stages of development adjacent to the metropolitan area, such as Dasan New Town in Namyangju, Gyeonggi Province, and Galmae District in Guri. Since then, the construction of housing districts such as △32,486 rooms in 2018 △16,023 rooms in 2019 △9796 rooms in 2020 △9043 rooms in 2021, etc. was completed, and the pre-sale quantity decreased. .
Although the pre-sale of officetels has recently decreased, residential products with a design suitable for one or two people such as a two-room configuration are popular. In particular, as the jeonse crisis, which started under the second lease law (contract renewal rights, cheonsei limit system) at the end of July last year, combined with the rising house price, officetel emerged as a residential alternative, and the sale price of officetel also increased. In fact, the sale price of officetels in the metropolitan area last year increased by about 12.91% compared to 2019.

The subscription heat for residential officetels is also hot. According to the Korea Real Estate Agency Subscription Home, the’Hillstate Cheonggye Central’ officetel sold in Jung-gu, Seoul last month recorded a competition rate of 12.72:1 on average, with 6640 applicants applying for a total of 522 rooms. Compared to apartments, real estate regulations such as loans and subscriptions are less, and even with a small area, 1.5-room and 2-room design, etc. were applied, and it seems that the preference of one or two households appeared higher.
A real estate expert said, “As housing regulations are concentrated in the high-cost metropolitan area, and as the threshold for preparing my house gets higher and higher, there is a phenomenon that consumers are crowded into residential officetels that are relatively advantageous for financing.” As a product reflecting the preferences of one or two people, such as the location of the station area, expectations are high in the pre-sale market.”
The following is the news of pre-sale of major officetels in the metropolitan area, which are scheduled to be pre-sale this year.
Hyosung Heavy Industries is planning to sell’Harrington Tower Seocho’ officetel in April at 1445-1, 2, Seocho-dong, Seocho-gu, Seoul. It consists of 1 building with 7 floors below the ground and 16 floors above the ground, with a total of 285 rooms with a dedicated area of 18 to 49 m². The Seoul Subway Line 3 Nambu Terminal Station is a 2–3 minute walk from the station area, and it is a business center in Gangnam, so there is a lot of demand for rental. In particular, it is decorated as a two-room-oriented residential product with high preference for one or two people, drawing attention.
In Namdong-gu, Incheon, Dongbu E&C is selling 630 rooms of 23~44㎡ exclusively for the officetel of’Nonhyeon Centerville Lamer’. In April this year, POSCO E&C plans to sell 225 rooms of 84㎡ exclusively for the officetel of’The Sharp Songdo Arc Bay’ in Yeonsu-gu.
In addition, Hyundai E&C plans to supply 420 rooms of 29~60㎡ exclusively for’THE GL’ officetel in Deokeun District, Goyang-si, Gyeonggi-do in May.
