Nonhyeon-dong building won a bid for 139 billion…’the highest price ever for business facilities’

According to Jiji Auction, a court auction company, a building located in ‘199-2, Nonhyeon-dong, Gangnam-gu, Seoul’ held at the Central District Court on the 3rd was a successful bid for 138.9 billion won in the first bid. The appraised price was 105.577 billion won, and after a 5:1 competition, it was a successful bid at 132% of the appraised price.

Jiji Auction officials explained that the winning bid amount of 138.9 billion won is the second-largest bid price ever since 2001, and the highest bid price ever recorded for business facilities.

The building, completed in June 1985, is a building with 1 basement level and 8 stories above ground, and is directly adjacent to Gangnam-daero. As it is adjacent to Exit 3 of Sinnonhyeon Station of Subway Line 9, transportation requirements are also excellent. According to the court’s lease survey, all floors except the management office have been vacant since November, 2019, when the decision to start the auction was made.

It is also considered a factor that gained popularity because it is a formal auction case caused by a lawsuit for division of commons between individuals who are co-owners. Jiji Auction said, “It is a large-sized product, but it seems to be the reason for the high competition rate and the successful bid price rate, such as the fact that it has a large floating population and has good accessibility requirements, good building management conditions, and the lightness burden because the entire vacancy is maintained.”

Meanwhile, another building located in Nonhyeon-dong, Gangnam-gu, Seoul, which was held in the same bidding court on the same day, was awarded 105.4 billion won, which is 130% of the appraised value. Both cases were confirmed to be auction cases caused by the division of the commons by the same owner.
