The Ministry of Land, Infrastructure and Transport announced on the 23rd that the procedure for viewing and hearing opinions on the publicly announced land price of 520,000 standard parcels as of January 1st next year will be conducted for 20 days from the 24th to January 12th of next year.
The standard land is the basis for the calculation of a total of 33.46 million lands announced individually.
Individually announced land prices are calculated by Si/Gun/Gu using the officially announced land prices of standard lands and ratification tables, and are used for over 60 administrative data such as taxes and various charges.
Next year, the national standard increase rate is 10.37%, the highest in 14 years since it reached 12.40% in 2007.
It is 0.95 percentage points higher than last year’s increase rate of 9.42%, when the government raised the publicly listed real estate prices at once.
The high rate of increase is due to the fact that the published price has increased a lot due to the government’s roadmap for the rate of realization of the published price (disclosed price/market price).
In the case of land, the government has announced that it plans to raise the realization rate, which is 65.5% this year, to 90.0% for 15 years until 2035, and to set it to 68.6% next year.
The published standard site is 520,000 lots selected from the 3,398 million lands subject to public disclosure, and 20,000 lots have been increased to improve accuracy by improving the distribution by region by use.
The publicly announced land price of standard land is expected to be decided and disclosed on February 1 of next year after hearing opinions from owners and local governments and deliberation by the Central Real Estate Price Disclosure Committee.
From this year, according to the revised’Enforcement Decree of the Real Estate Disclosure Act’, publicly announced land prices for hearing opinions will be individually notified to all joint owners and the opinions of not only the heads of Si/Gun/Gu, but also the jurisdiction may/do governors will be heard. to be.
The published land price can be viewed from 0 o’clock on the 24th in the’Realty Listed Price Alert (www.realtyprice.kr)’, and from the 24th in the Civil Affairs Office of the City/Gun/Gu office where the standard land is located.
If there is an opinion, the opinion may be submitted online to the’Public Real Estate Price Alert’ by January 12 of next year, or in writing to the appraisal agency in charge of the relevant standard site or the Civil Affairs Office of Si/Gun/Gu.
When deciding the publicly announced land price of the standard paper in 2020, a total of 8,577 opinions were submitted nationwide, of which 270 were reflected. In Sejong City, a total of 37 opinions were submitted, and 7 of them were reflected.
Meanwhile, the announced land price (proposal) for the standard land announced this time increased by 11.41% in Seoul, 11.39% in Gwangju, 11.08% in Busan and 10.92% in Daegu, increasing the nationwide increase.
In the case of Seoul, the fluctuation range increased by 3.5 percentage points from this year, but it is 2.4 percentage points lower than in 2019.
The lowest increase was 7.23% in Chungnam, higher than the 6.33% increase in national standard this year.
