Rather than guaranteeing the business feasibility of the public, it is expected that the direction to further strengthen the return of development profits is expected. In the case of Seoul, cases of public redevelopment and reconstruction of old residential areas such as the Gangbuk area are expected to increase. In particular, there is a possibility that the former New Town area can be reused through high-density development in the station area.

It is known that the improvement in the collection of contributions to the floor area ratio is also under consideration. In addition to simple public rental, the floor area ratio incentive will be extended to public self-contained housing or public pre-sale, such as redemption conditions, land rental, and equity accumulation. This means increasing housing options and increasing the proportion of apartments for sale.

In addition, it is estimated that it will contain plans to improve the system to revitalize public reconstruction and redevelopment, station area, semi-industrial areas, and high-density development of low-rise residential areas. It is expected that measures to ease regulations such as the ratio of sunlight and parking lots and increase floor area ratio incentives will be considered. The radius of the station area is also expected to increase from 350m to 500m.

In order to improve the speed of urban maintenance projects, there is a high possibility of introducing a plan to relax the resident consent requirement rate than before.

In addition, plans to expand housing supply not only to the metropolitan area but also to local metropolitan areas are being discussed. As house prices are rising in large cities such as Busan, Daegu, Daejeon, and Gwangju, there is also a possibility to proceed with public redevelopment and reconstruction, and high-density development for semi-industrial areas, as well as for those metropolitan cities.
