Due to the Korean Land and Housing Corporation (LH) crisis, the’real estate policy’ continues to be the number one in the negative evaluation of President Moon Jae-in. It is the first place in the 19th week. This ratio, which fell to the 10% level last week, rose to 30%, and worsened to the level at the time of the Panic Buying (panic purchase) and the 3rd Lease Act in July of last year.

The deterioration of public opinion on real estate is expected to be inevitable for some time due to the continued extreme choices of executives and employees regarding the allegations of LH’s new city speculation, and concerns about rising real estate prices due to the possibility of cancellation of the third new city.

In addition, due to the deteriorating public opinion centered on the real estate policy, the’regime change theory’ has been gaining momentum since December of last year. The’real estate’ that the government has professed to capture is returning to a boomerang of worsening public sentiment toward the second half of the term.

According to the results of the second week of March public opinion poll released by Gallup Korea on the 14th, among respondents who negatively evaluated President Moon Jae-in’s state administration, 31% ranked first with’real estate policy’. This is a 12 percentage point increase from the previous week, and it is the highest in 24 weeks since the third week of public opinion poll in August last year.

Following the real estate policy,’lack of solving economic/public welfare issues’ (10%),’overall lacking’ (7%),’dogmatic/unilateral/partialism’ (6%), and’personnel issues’ (5 %), etc. Specifically, 3% of them cited’LH land speculation’.

Public opinion related to real estate deteriorated to 35% during the panic buying phenomenon and the ‘3 Lease Act’ in August last year, and was ranked as the number 1 reason for the presidential denial evaluation. Then, as public opinion on the conflict between former Justice Minister Choo Mi-ae and former police chief Yoon Seok-yeol deteriorated, the trend declined for a while, and has been ranked No. 1 throughout the second week of October.

After the appointment of Minister of Land, Infrastructure and Transport Byeon Chang-heum, the government announced a major turnaround to supply measures, but the market is showing no signs of stabilization. Last month, the average sales and jeonse prices of comprehensive housing in Seoul, including Seoul, announced by the Korea Real Estate Agency and KB Real Estate, both hit record highs.

According to the house price forecast and real estate policy evaluation conducted by Gallup Korea every three months, the opinion that the house price will rise after September 2019 is more dominant than the decline opinion. In particular, this ratio was overwhelmingly high at 60% level in the 9th month without fluctuations, and public opinion expecting real estate stabilization was found to be minimal. The rate of assessing the current government’s real estate policy as “doing wrong” recorded a record high of 74% this month. In addition, as the recent LH crisis erupts, there is a possibility that the related negative public opinion will continue.

The public sentiment turned around… Switched to’regime change theory’ from December

With the deteriorating public opinion centered on the real estate policy, the negative evaluation of the president for the 14th week from the end of November is ahead of the positive evaluation. From December, which is a similar period, people’s sentiment has shifted to the theory of regime change.

When Gallup Korea asked about the next presidential election on the 9th and 11th, 48% of the respondents answered that’It is good for the opposition party to be elected to replace the current regime.’ It was found that it was 8 percentage points more than’it is good to be elected (the theory of maintaining the current regime)’ (40%). This survey is conducted on a monthly basis.

In the first survey conducted in August last year, replacement loans dominated, and maintenance loans dominated from September to November with a 6-8 percentage point gap. However, in December last year, replacement theory began to lead with a slight gap of 3 percentage points, and this year, replacement theory continues to dominate with a difference of 6 to 8 percentage points.

While opinions differ by region and generation, it is believed that swing boaters are giving their hands on regime change. An official from Gallup Korea explained, “The shamans without a political party wanted replacement (50%) rather than maintaining the regime (19%), and the middle class, whose controversy was tight until November last year, leaned toward the regime change from December.” did.
