In the’Su, Yong, Seong (Suwon, Yongin, Seongnam)’ area representing the southern region of Gyeonggi Province, apartments of 10,000 households are poured out in the first half. In these regions, which led the sale and pre-sale market in the metropolitan area last year, there are many brand-name apartments supplied by large construction companies, attracting attention.

According to Real Estate Info, a real estate market analysis company, 13 complexes and 15,000 households will be sold in general in Su, Yong, and Province in the first half.

The words “Su, Yong, and Seong” appeared at the end of 2019 when ’12/16 real estate measures’ came out. The so-called’balloon effect’ phenomenon emerged as investment and real demands moved to Su, Yong, and Seong, neighboring areas due to regulations around Gangnam, Seoul. The reason these regions are hot in the real estate market is that they have good geographical accessibility to Gangnam. The metropolitan metropolitan express train (GTX)-C route connecting Suwon and Yangju and the double track train connecting Indeokwon to Suwon and Dongtan are scheduled to open in 2026, respectively. The GTX-A route between Yongin and Seongnam is also expected to open at the end of 2023.

Another advantage is that direct access is possible. In Suwon, there are Samsung Electronics headquarters, Samsung Electronics affiliates and partners. In Yongin, there are many large-scale industrial complexes such as Samsung Nano City Giheung Campus and Osan Gajang Industrial Complex. Seongnam has Pangyo Techno Valley, which has 64,000 residents, and the 2nd and 3rd Techno Valleys are also being built.

Supply to these regions will follow from next month. In Suwon, GS E&C will present’Buksuwonzai Rexvia’ (a bird’s eye view) in Suwon Jeongja-dong 111-1 District (Jeongja District). Out of a total of 2607 households, 1598 households (dedicated 48-99㎡) will be released to the public. Nearby, Indeokwon-Dongtan double track Buksuwon Station (tentative name) is expected to be built in 2026. Metro Line 1 Sungkyunkwan University Station, Gyeongsu-daero (National Road No. 1), Yeongdong Expressway (Buksuwon IC), and Gwacheon Bongdam City Expressway are well equipped with wide-area transportation networks. Hawjangcho, Dasolcho, Cheoncheoncho, Cheoncheonjung and Cheoncheongo are nearby. Jeongja-dong, a famous academy district in Suwon, is also nearby.

In Gwonseon-gu District 113-6 (Gwonseon 6), Samsung C&T, SK E&C, and Kolon Global are planning to sell 1231 households (48~101㎡) out of a total of 2178 households in June. You can walk to Maegyo Station on the Suin Bundang Line, near Gwonseoncho, Suwon Singokcho, and Seryujung.

In Yongin, Taeyoung E&C is planning to release a total of 1308 units (1069 units for general sale) of’Yongin Demark Dessian’ through the redevelopment of Yongin District 8. In the adjacent Yongin Jungang Park, there are hiking trails and promenades, as well as a volleyball court, basketball court, children’s playground, and various rest facilities. You can also use National Highway 42, National Highway 45, and Yeongdong Expressway (Yongin IC). Hyundai Engineering is also planning to unveil 2718 households in Gorimjindeok District, Gorim-dong, Cheorim-gu, Yongin-si next month.

“As there are many apartments sold by large construction companies this year, the interest will increase,” said Kwon Il, real estate info team leader. “Because it is a regulated area, we need to carefully consider subscription qualifications and loans.”
