According to the Ministry of Land, Infrastructure and Transport on the 13th, as of the end of December last year, the total number of unsold houses in the metropolitan area was 2131, a decrease of about 33.05% from the previous month (3183 households). Compared to December 2019 (6202 households) a year ago, it decreased by about 65.64%.

The active buying sentiment seems to be spreading even to the outskirts of the metropolitan area. According to Gyeonggi Provincial Office data, Yangju, which was once referred to as a ‘tomb of unsold’, decreased 93.32% of unsold households (629 households → 42 households) in one month (November to December 2020), the highest ratio in Gyeonggi Province during the same period. The unsold quantity was exhausted.

In addition, Anseong-si, which had the largest amount of unsold sales in Gyeonggi-do, followed by about 24.15% decrease in unsold items during the same period, and 12.57% in Pyeongtaek-si.

In the real estate industry, it is believed that the buying sentiment of consumers has been stimulated by the increasing anxiety that the younger generation will not live for a lifetime, especially if it is not now. In addition, as housing supply in the metropolitan area is expected to decline due to various real estate policies such as the pre-sale price limit and postponement of reconstruction pre-sale, interest in new pre-sale complexes has increased.

In fact, according to the Korea Housing Association, the average initial sale rate of private apartments in the metropolitan area as of the third quarter of last year was 99%, up 4.7 percentage points (p) from the same period last year. Among them, Seoul and Gyeonggi recorded 100%, and Incheon recorded 97.6%.

Looking at individual complexes,’Yangpyeong Damun District Bando Yubora Ivy Park’, which was sold in Yangpyeong-gun, Gyeonggi-do last December, drew attention by completing the entire furniture contract within 5 days of the contract. It is said that it is very unusual for apartments sold in Yangpyeong to be sold out in such a short period.

In addition,’Hillstate Uijeongbu Station’ sold in Uijeongbu City, Gyeonggi-do in August last year, was also signed by all households during the three-day party contract period and the preliminary winner contract period.

An industry official said, “Recently, many consumers are experiencing high jeonse prices and are rapidly changing their direction to apartment sales, so it is unlikely that such a buying trend will be subsided for the time being.” In particular, if consumers flocked to Seoul in the past, recently, the outskirts of the metropolitan area As demand is moving toward the market, apartment transactions in all areas of the metropolitan area are becoming more active.”
