The Western Regional Express Railroad (GTX-D), where only the concept was developed, is playing a role in setting up house prices. Although the route map has not been officially confirmed, areas and apartment complexes that benefit the GTX-D route have already been discussed, causing overheating.

The prices of apartments in the metropolitan area around Gimpo, which are rumored to be beneficiary, are excitement for apartments in metropolitan areas such as Bucheon Sports Complex Station, Guro, Sadang, Godeok, and Hanam.

According to the Korea Real Estate Agency on the 26th, last month, home sales in Seoul rose 0.4% from the previous month, while Gyeonggi-do home sales rose an average of 1.11% from the previous month.

In particular, the sale price of houses in Gimpo, Goyang, and Paju (Gyeongui-gwon) rose 2.24% in a month. House prices in Namyangju, Guri, Hanam, and Gwangju (East 1 area) rose 1.41%, while house prices in Bucheon, Ansan, Siheung, Gwangmyeong, Hwaseong, Osan, and Pyeongtaek (west coastal areas) rose 0.61%. Local governments are also offering various feasibility services to attract GTX-D routes. It is to create evidence that the effect is good if a station is entered in the local government. Gyeonggi-do proposed a total length of 68.1 km from Gimpo to Geomdan, Gyeyang, Bucheon, southern Seoul, Gangdong, and Hanam as the GTX D route. The project cost is estimated to be about 5,9375 billion won.

Incheon city delivered the Y-shaped GTX D route plan to the Ministry of Land, Infrastructure and Transport. The total length is 110.27km consisting of Incheon International Airport Passenger Terminal 2 and Terminal 1, Yeongjongdo, Cheongna, Gajeong, Jakjeon, Bucheon Sports Complex, South Seoul and Hanam routes and Gimpo Tongjin, Janggi, Incheon Geomdan, Gyeyang-Bucheon Sports Complex. Although expectations for the GTX-D are growing everywhere, experts stressed that it should be kept in mind that the GTX-D route is still in the stage of preparing the basic plan. The Ministry of Land, Infrastructure and Transport announced on the 16th that it will release a basic plan for the western wide-area express railway in the first half of this year in accordance with the ‘2021 Major Business Promotion Plan of the Ministry of Land, Infrastructure and Transport’ announced on the 16th. This means that the feasibility study has not been completed, and of course, no area or location has been confirmed. Go Jun-seok, adjunct professor at Dongguk University’s Graduate School of Law, said, “It is necessary to look for areas to benefit from development, but the problem is that it may take 10 to 20 years to open the GTX, so if you are living in it, you must approach it carefully.” He added, “It is a safe investment to buy a house when the specific route map and the location of the station are confirmed,” he added. “The starting and ending areas of the new route may have a greater effect of expanding the transportation network.”

Meanwhile, Minister of Land, Infrastructure and Transport Byun Chang-heum said, “We plan to confirm the 4th national rail network construction plan by the first half,” and said, “We are considering the feasibility of establishing a new’GTX-D’ (GTX-D) in the western metropolitan area.”

He has a request to extend the GTX A, B, and C routes, but there is a concern that the existing business plan may be delayed, so he said, “It is difficult to integrate and promote the same business.”
