A rice field of over 3,000 square meters in Okgil-dong, Gwangmyeong-si, was sold to six people for 1.5 billion won in August last year, but all six people lived in Seoul, and in detail, it varied from Guro-gu, Nowon-gu and Jongno-gu. Transactions accounted for 5876 parcels (28.6%).

However, last month, a month before the Gwangmyeong Siheung District was designated as the third new city, the share of land purchases in Gwangmyeong City of Seoul residents soared to 35.8%, recording a monthly high. In Siheung City, out of the total land sales of 37355 lots in the past two years, the purchase of Seoul residents amounted to 5591 lots (14.9%).

In addition, house prices in Gwangmyeong City and Siheung City (total housing) rose 12.02% and 8.29%, respectively, last year, showing the highest rate of increase since 2008.

From 2018, when the 3rd new city development plan was materialized, to last year, when expectations for new city designation in Gwangmyeong and Siheung districts continued, the annual average rate of change in house prices for the three years in Gwangmyeong and Siheung was 8.48% and 1.79%, respectively. Even last month, when the Siheung District of Gwangmyeong was designated, house prices in Gwangmyeong-si rose by 1.26% and Siheung-si by 1.51%, respectively, up from 0.86% and 0.62%, respectively.
