“Jikbangchon becomes an apartment on the 40th floor”… ‘Difficulty Development’ Concern

Just one day after announcing the best-in-class supply measures, the government announced plans for the development of Jokbang Village near Seoul Station.

The public will lead the nation’s largest gangbang village into a 40-story apartment complex.

It seems like I’m going to show you what the public-led development method is like, but there seems to be a lot of work to be done on the government’s supply plan.

Right across from Seoul Station.

There are more than 1,000 side rooms stuck in the middle of the tall buildings.

It is the nation’s largest bokbang village.

The residential environment is so poor that redevelopment is necessary.

However, private development has failed once and for all.

This is because we did not properly come up with measures for the migration of the residents of Jeokbang Village.

Eventually, the public came out.

The government and the city of Seoul have decided to build an apartment of up to 40 stories high and 2,400 households here.

Instead of releasing the regulations, LH and SH decided to build rental housing first, helping the residents of the gangbang to resettle.

For the all-time supply measures announced yesterday, the basic framework is similar to this.

“The basic purpose is that the content announced yesterday is that the public sector will take the lead in developing a complex problem that no one can do.”

People in the neighborhoods around Seoul Station, who have been limited in floor height due to regulations such as Namsan Landscape Protection, have high expectations.

“We’re welcome. I don’t think it’s bad to leave it to the public. It’s fast and it’s going to be trouble free.”

But there is still a long way to go.

First of all, some places such as Gangnam Reconstruction Complex have a strong resistance to public-led development.

“If you do it publicly, you can’t do what the members want, and you’ll get an apartment that looks like a dense chicken coop apartment.”

The government is aware of these concerns.

“Design, construction, and branding are all decided by the residents. But the more expensive and high-quality materials are used, the more expensive the project will eventually go up.”

One side is also concerned about side effects from the development fever.

“If you designate a wide range of new towns and offer to do business at once, you should never do it.”

The government said it would allocate the business in consideration of the time of relocation and the impact of surrounding house prices.
