The Jeju Idojugong 1 apartment reconstruction project was judged’reconsideration’ by the Jeju Urban Planning Committee.
The Urban Planning Committee held the 4th meeting this year at the Seolmundae Women’s Cultural Center at 2 pm on the 19th, and’reconsidered’ on the agenda of’Idojugong 1 apartment housing reconstruction maintenance plan decision (change) and maintenance zone designation (draft)’. I made a decision.
The Urban Planning Committee rejected it, asking for specific data to be reviewed, including ways to reduce the impact of entrances and surrounding roads suitable for demand.
In addition, it was ordered to present the appropriate floor area ratio and the underground space utilization plan (parking lot and public space) according to the advanced easing. Initially, the entire Idojugong 1 apartment area was a central 4 altitude district, so the construction altitude limit was tied to 30m, but as it was designated as a district unit in September last year, the altitude limit was eased to 42m.
The Urban Planning Committee decided on a’reconsideration’, saying that it should conduct a disaster vulnerability analysis and review the flood level and entry and exit problems after the demolition of covered streams, reflecting the river maintenance plan.
The Idojugong Complex 1 reconstruction project is to build a new apartment of 899 units in 14 buildings with 4 basement levels and 14 floors above the ground at 40,4281.7㎡ at 888 Ido 2-dong, Jeju-si. The total abolition ratio is 27.67%, and the floor area ratio is 238.9%.
In June 2012, the reconstruction association was established, and on May 16, 2017, the designation and maintenance plan of the housing reconstruction maintenance area was announced.
Procedures such as urban planning deliberation, transportation, construction deliberation, and construction approval remain for the main reconstruction of the Idojugong Complex 1 apartment.
