House price rose the most in 14 years

This year, the national house price rose 8.35%, the highest in 14 years. The jeonse price rose 6.54%, the largest increase in nine years. Both house prices and rental prices in Seoul rose more than 10%.

On the 27th, KB Real Estate announced the monthly trend of the KB housing market. According to this, home sales prices across the country in December rose 1.36% compared to last month. Compared to the end of last year, it was an increase of 8.35%. By housing type, apartment prices rose 9.65% compared to the end of last year, singles rose 3.87%, and coalitions rose 6.47%. Apartments and singles rose the highest in 14 years, and alliances in 12 years.

Sejong City (36.02%), where the capital relocation was discussed, was the largest area in the country this year, and the rate of increase in apartment prices reached a whopping 44.97%. House prices in Seoul rose 10.70% this year. Apartment prices rose 13.06%. House prices in Seoul and the metropolitan area rose 10.57%, respectively, while Gyeonggi-do rose 11.58% and Incheon 6.72%, respectively. Daejeon (12.01%), Gyeonggi (11.58%), and Daegu (9.35%) also climbed a lot.

It was estimated that the nationwide housing rental price rose by 6.54% compared to the end of last year. Until the first half of this year, the nationwide jeonse price maintained an increase of 0.06 to 0.27% from the previous month, but increased to 0.44% in July when the new lease law was introduced, 0.52% in August when the law was enforced, and 0.8% in September and October. Since then, it recorded the highest rate of increase this year at 1.68% last month, and continued the 1% increase rate at 1.10% this month.

Sejong (22.39%) took first place, and the rate of increase in apartment rental prices recorded 27.61%. The rent in Seoul rose 10.15%, and the rent in the metropolitan area rose 8.73%.

Meanwhile, the Leading Apartment 50 Index, which KB surveyed the price fluctuations of the top 50 apartment complexes in the nation’s market capitalization, was 1.16% this month, slightly up from the previous month (1.14%).
