According to a brokerage agency in Gochon-eup, Gimpo on the 25th, inquiries from investors who want to buy and sell land in the surrounding area are increasing. This is due to the expectation that it could be included in housing sites in the metropolitan area that the Ministry of Land, Infrastructure and Transport decided to announce in the first half.

A official official from Gimpo A said, “Since the ‘2·4 real estate countermeasures’ have been mentioned as a candidate site for a new city, there are many inquiries for purchase.” . A nearby B-certified official also said, “The land along the road costs 17 to 18 million won per 3.3 square meter,” and explained that “the price range has already risen, so the transaction is not smooth”.

Gimpo’s Gochon district is considered to have good accessibility to Seoul. It is bordered by Gangseo-gu, and transportation networks such as subway line 9 and Gimpo Gold Line (city railroad) are well laid out. The area that can be developed is also large, with about 20 million square meters. This is why Gimpo’s Gochon is constantly mentioned as an additional candidate for the 3rd new town.

The Hwajeon District in Goyang also has excellent accessibility to Seoul business districts such as Sangam Digital Media City (DMC), and it is also frequented as a candidate for a new city because it is along the north riverside road. It is also attractive that it can be developed in connection with Changneung New Town.

The Hanam Gambuk District, near the Central Veterans Hospital, is considered the best place to diversify the demand for housing in Gangnam, Seoul. Since it is in contact with Songpa and Gangdong-gu, it is possible to create a mini new city without having to establish a separate transportation infrastructure. In the past, 2.67 million square meters of areas in Gambuk, Gamil, Gwangam, and Choi-dong have been designated as Bogeumjari housing districts (14,000 households). A nearby official C official said, “In the middle of this month, the areas of Choil, Choi, and Gwangam-dong were tied to the land transaction permission zone.”

In the industry, there are many views that the development of the Gambuk district will not be easy. This is because land compensation costs can increase astronomically as land prices rise. This is why it has been excluded from priority in the process of supplying housing sites in the metropolitan area several times.

Earlier, the government announced a plan to supply 250,000 households from 10 to 15 housing sites nationwide in the ‘2·4 Real Estate Measures’. As a follow-up measure on the 24th, it came up with a plan to supply 100,000 households in three residential sites including Gwangmyeong Siheung. Park Won-gap, senior real estate expert at Kookmin Bank, predicted that “the additionally announced housing sites are likely to be created in small and medium-sized scales.”
