The development project of the northern station area of ​​Seoul Station, which has been drifting for 13 years, is in full swing. As the first MICE facility in charge of meetings, rewards tourism, conventions, and exhibitions will be built in the Gangbuk region, it is noteworthy whether it will establish itself as a’Gangbuk version COEX’.

The city of Seoul announced on the 28th that it had finalized the development plan for the’Seoul Station North Station Area’ after completing preliminary negotiations with the landowner KORAIL and the Hanwha Consortium of operators. Five buildings of exhibition, hotel, sales, business, and residential complexes will be built up to 40 stories high by 2026 on an idle railroad site between Seoullo 7017, a public pedestrian road in front of Seoul Station, and Yeomcheon Bridge Sujehwa Street. Construction is expected to commence next year as soon as possible after deliberation by the Urban Building Joint Committee, changes to the city management plan, and procedures for building permits.

The first MICE facility to be built in the Gangbuk region has a total floor area of ​​over 24,403m2. It will be built as an international conference-level facility with one large conference room that can accommodate more than 2,000 people, 15 small and medium-sized conference rooms that can accommodate more than 30 people, an exhibition room of 2000m2, and a banquet hall. Convention facilities such as COEX and SETEC were mainly concentrated in the Gangnam area, which is expected to produce a balanced regional development effect. In addition, hotels, sales and business facilities will have a total floor area of ​​50% or more. The 700-room officetel will also be built within 30% of the total floor area.

The city is planning to install public and infrastructure facilities for local residents using about 220 billion won in public contributions from this development project. The plan is to create a pedestrian path connecting Seoullo 7017 with the northern station area, Seoul Station Square, and Seosomun History Park, and create a 5,880㎡ Cheongpa Park in the urban regeneration area to create synergistic effects for urban regeneration.

“Seoul Station is a national central station and an international gateway to the future, and it is the time when it needs to be changed,” said Cho Nam-joon, head of the city planning department.
