According to the’Public-led 3080+, a remarkable expansion plan for housing supply in metropolitan areas’ announced by the Ministry of Land, Infrastructure and Transport on the 4th, the government revised the’Special Act on Public Housing’ and created a type of urban public housing complex project, a total of 117,000 households in Seoul for five years. , Gyeonggi-Incheon, 30,000 households, and regional metropolitan cities, including 49,000 households, a total of 196,000 households are planned to be supplied.

The urban public housing complex project is planned to be implemented in different types by type: station area (residential commercial high-density district), semi-industrial area (residential industry convergence district), and low-rise residential area (housing supply activation district). After the announcement of the countermeasures, if additional shares are secured through equity fluctuations or multi-family construction, the priority supply right is not granted, and even if a large number of one building and one lot are shared, only one priority supply right will be allowed. In addition, by designating the projected area as a land transaction permission zone, the purchase of real estate other than the actual residence and actual management purpose is restricted, and the actual transaction planning survey and on-site inspection on speculative demand such as abnormal transactions in the projected area and population area are strengthened.

According to the trend of the weekly apartment jeonse price by the Korea Appraisal Board, the nationwide jeonse price this week rose 0.24% from the previous week, and the increase has expanded. Apartments in the metropolitan area rose 0.23%, Seoul 0.11%, provinces rose 0.25%, and the five metropolitan cities rose 0.29%.

In the case of Seoul apartments, the upward trend continued mainly in areas with good station areas and school districts and mid- to low-end complexes, but the increase was reduced compared to last week due to the accumulation of sales in some areas due to the increase in the planned occupancy volume in the first quarter of the metropolitan area. In particular, △ 0.18% in Nowon-gu △ 0.16% in Seongbuk-gu △ 0.15% in Eunpyeong-gu and △ 0.15% in Songpa-gu.

The jeonse crisis, which began last year, acted as the cause of the increase in the price of the bedding.
