As housing shortages continued due to supply shortages and soaring house prices, the number of unsold houses nationwide declined to the lowest level in 18 years.

According to the Ministry of Land, Infrastructure and Transport on the 29th, as of the end of December, the number of unsold houses (19,005 households) nationwide decreased by 19.5% from the previous year (23,620 households). It is the lowest in 18 years and 7 months since May 2002 (18,756 households). After peaking in June 2019 (63,705 households), unsold quantities have continued to decline for 18 consecutive months.

Last month, unsold homes were quickly exhausted in the metropolitan area, where demand far outpaced supply. The number of unsold apartments in the metropolitan area also decreased by 33.1% from a month ago to 2,131 households. The province was 16,874 households, down 17.4%. The number of unsold apartments in Seoul ranged from 52 to 49.

By size, medium-sized and large-sized units exceeding 85㎡ decreased 31.1% to 700 households. Under 85㎡, 18,305 households decreased by 19%.

It can be interpreted that the decrease in the amount of unsold items, which was primarily neglected by consumers due to poor location, sales price, and brand, reflects the anxiety sentiment caused by soaring house prices.

However, experts advise to be cautious when buying unsold homes. KB Kookmin Bank’s senior expert real estate expert Park Won-gap said, “I will try to buy a house first because of anxiety and anxiety, but when the market cools down, unsold houses can be adversely affected first,” he said.
