The number of apartment transactions exceeding 100 million won per 3.3㎡ of exclusive area has increased by 30 times in three years. There is also a complex with a charter price approaching 100 million won per 3.3 m².
Economic Man Lab, a real estate information company, announced on the 27th that as a result of analyzing the open system by the Ministry of Land, Infrastructure and Transport, there were a total of 790 apartments that were changed at a price of more than 100 million won per 3.3m2 of exclusive area last year. Compared to 26 cases in 2017, it increased 30 times in three years.
The number of complexes exceeding 100 million won per 3.3 square meters also increased sharply. Last year, a total of 68 apartments with a transaction price exceeding 100 million won per 3.3 square meter were reported, up 22 times from three in 2017. All 68 are in Seoul. Gangnam-gu was the largest with 38 complexes, followed by △23 in Seocho-gu, △5 in Songpa-gu, and 1 in each of Yongsan and Seongdong-gu.
Last year, the apartment with the highest transaction price per 3.3㎡ was Gaepo Jugong Complex 1, Gaepo-dong, Gangnam-gu. Dedicated 56m2 was changed to 3,0950,000 won, reaching 18.86 million won per 3.3m2. After the reconstruction was completed, the future value of receiving a wide housing type was reflected in the price.
Excluding the reconstruction complex, 84㎡ exclusively for’Acro River Park’ (photo) in Banpo-dong, Seocho-gu changed hands for 3.72 billion won last month, with the highest price per 3.3㎡ at 144.72 million won. △’Raemian Daechi Palace’ in Daechi-dong, Gangnam-gu, KRW 13.76 million, △’Recents’ in Jamsil-dong, Songpa-gu, KRW 137.34 million, and △’Acro River View Shinbanpo’ in Jamwon-dong, Seocho-gu, KRW 134.5 million.
There are also apartments with an exclusive area of 3.3m2 that cost nearly 100 million won. The 71㎡ dedicated to’Raemian Gaeporucheheim’ in Ilwon-dong, Gangnam-gu, signed a contract with a deposit of 2 billion won on the 28th of last month.
