The government said that despite allegations of land speculation in the third new city of Korea Land and Housing Corporation and LH, the housing supply plan proposed in the 2nd and 4th measures will be pursued without a hitch.
The Ministry of Land, Infrastructure and Transport explained, “After the announcement of the 2nd and 4th measures, the rate of increase in housing prices has been steadily decreasing, the volume of transactions is also decreasing, and the supply and demand situation is gradually shifting from the seller’s advantage to the buyer’s advantage.”
He emphasized, “To solidify such market stability, it is important to implement the previously announced supply measures without disruption,” he said. “We plan to proceed with the follow-up schedule of the 2nd and 4th measures.”
The Ministry of Land, Infrastructure and Transport said it plans to announce additional new homes next month.
It is analyzed that amid public opinion that the 3rd new town should be withdrawn due to a land speculation incident by LH employees, it is analyzed that it is trying to show a firm determination to provide housing by designating a new housing site.
Previously, the Ministry of Land, Infrastructure and Transport announced a plan to supply 263,000 units by creating new housing sites nationwide through the 2nd and 4th measures.
Of these, 13,000 units were decided to be supplied by the Happy City of Sejong City, and on the 24th of last month, 101,000 units such as Siheung in Gwangmyeong, Daejeo in Busan, and Sanjeong in Gwangju were announced, so the remaining quantity is 149,000 units.
The Ministry of Land, Infrastructure and Transport said, “The local government, industry, and residents are highly interested in the 2nd and 4th measures such as urban public housing complex project and public direct implementation maintenance project.” Consultation took place, and for a month, local governments such as Seoul proposed a total of 172 locations.”
The Ministry of Land, Transport and Maritime Affairs is conducting an internal review of the suitability and business feasibility of these locations without a hitch.
The Ministry of Land, Infrastructure and Transport plans to disclose the received locations sequentially from the end of this month to the first designated district in July after consultation with related agencies, and support in-depth business analysis such as surveying residents’ intentions to participate and calculating development costs and contributions.
Locations announced this year are managed as leading areas.
The policy is to ensure that the city planning authority of the local government can be sufficiently reflected in the project through sufficient prior consultation with the local government having jurisdiction.
The Ministry of Land, Infrastructure and Transport said that the existing 5·6 and 8·4 measures are also being promoted without any problems.
First of all, candidate sites for the 2nd public redevelopment project will be announced by holding a Public Redevelopment Candidate Selection Committee at the end of this month.
The Ministry of Land, Infrastructure and Transport is reviewing the feasibility of the plan for 56 new and canceled areas that participated in the contest for candidate sites in Seoul last year.
The site selected as a candidate site will be designated as a land transaction permission zone, and the inflow of speculative funds will be prevented through a separate notice on the basis date for calculating the right to receive pre-sale.
