The eco-delta city project in Gangseo-gu, Busan, developed as the first’smart city’ in Korea, is on track and the’Smart Village’, the first eco-delta city village at the end of this year, will be operated. Also, interest in eco-friendly waterfront smart cities that gradually reveal their outlines, such as the sale of apartment houses (apartments) starting this year, is gradually increasing.

53% process rate for the first smart city in Korea

Eco-Delta City is a project to create an eco-friendly waterfront city with a total area of ​​11.8k㎡ (about 3.59 million pyeong) and KRW 6.600 trillion in Myeongji-dong, Gangdong-dong, and Daejeo 2-dong, Gangseo-gu. It will be transformed into a self-sufficient city with 30,000 households (76,000 people) with functions such as high-tech industry, international logistics, R&D, business, medical care, culture and arts, and sports leisure.

K-water (Korea Water Resources Corporation) and Busan City Corporation jointly took charge of the implementation, and in March 2015, construction of the Eco Delta City site began. Currently, 53% of the processes are in progress. Industrial, logistics, research and apartment sites have been sold in order from 2015. In particular, some apartments will be sold for the first time starting this year, and the move-in will start from 2024-2025.

In January 2018, when the project was in full swing, some areas of Eco Delta City were selected as a national smart city model city along with Sejong City. The smart city pilot city is a project to solve various urban problems arising from rapid urbanization using the 4th industrial revolution technologies such as big data, Internet of Things (IoT), artificial intelligence, and robots. It is a new attempt to incorporate innovative technologies into the newly promoted new city from the planning stage.

The Busan Smart City pilot city is 2.8k㎡ (about 840,000 pyeong) in the Semulmeori area where the Seonakdong River, Macdo River, and Pyeonggangcheon of Eco Delta City meet. Eco-Delta Smart City will build three platforms (digital city, augmented city, robot city) to support the establishment of an innovative industrial ecosystem based on the 4th industrial revolution technology.

In particular, the Busan Eco Delta Smart City will be implemented by Korea Water Resources Corporation, the only public water company specializing in water, and a smart water standard platform specialized for water is presented. The integrated management system that can monitor and predict water disasters such as floods and water accidents in real time in connection with the augmented city platform, and low-impact development technique (LID) technology The focus is on the restoration of the urban water cycle in buildings. In particular, a small-scale smart water purification plant will be installed in the smart village to introduce a future water supply system that supplies freshly made water.

■Smart Village move-in at the end of this year

Smart Village is a living lab that applies and demonstrates various innovative technologies as well as a total of 56 households of future residential spaces jointly created by Korea Water Resources Corporation and Samsung C&T. The technology verified here is applied to the entire city, and the empirical data is provided as basic data for building an innovative industrial ecosystem.

Smart Village, the first town of Eco Delta Smart City, is under construction with the goal of moving in at the end of this year. Tenants recruited last year only need to pay the management fee by renting for 5 years free of charge. At the end of last year, 3,000 people flocked to recruiting 54 generations, showing high interest. 43 new technologies are applied to the Smart Village, including a hydrophilic information platform, real-time water care, smart garbage, AI (artificial intelligence) sports center, smart management robot, robot cafe, and real-time health management.

In the case of the hydrophilic information platform and real-time water care, you can check the water quality information of the water supplied to the smart village in real time so that you can drink with confidence and check related information such as water usage. If you use a real-time health care and wellness center, you can receive personalized health services through your own smart band or a health measurement system installed in each home. The AI ​​Athletic Center analyzes the user’s body shape and physical strength, and an AI trainer conducts individual instruction.

Smart trash bins use artificial intelligence to separate and collect trash generated in each household into recycling and waste. Robot cafe technology is applied to community facilities in the complex, and the robot makes drinks and even serves them. Smart Farm provides fresh food such as salad vegetables, tomatoes and potatoes through eco-friendly cultivation that recycles rainwater. Lee Sang-jong, head of K-water Busan Eco-Delta City Project, said, “Through safe and seamless construction of a smart village that will implement 40 innovative technologies that have not been experienced in existing cities, we will do our best to help citizens experience and experience the future city as soon as possible I will do my best.”

Sales of up to 10,000 units of apartments this year

There are 33 blocks of apartment complexes in Eco Delta City. Multi-family housing sites are arranged in a wide and long way north and south centering on the commercial district near Semulmeori, which is developed as a smart city. The estuary of the Nakdong River is tied to a cultural heritage protected area, limiting the construction of high-rise buildings, and will be built with 10 to 27 floors of middle and low floors. In particular, the number of floors around the riverside was set to be low to protect the sun and views.

Investors are highly interested as Eco Delta City apartments are scheduled to be sold in earnest starting this year. According to Solex Marketing, a real estate market analysis company, 10,000 households are expected to be sold in up to nine complexes this year. Daewoo E&C, DL E&C (formerly Daelim Industrial), GS E&C, Hanyang E&C, Umi E&C, and Daebang E&C are known to be preparing for sales this summer.

This year, the largest quantity of goods sold in Busan, and the symbolism of Korea’s first smart city, is already drawing attention from investors. Kim Hye-shin, president of Solex Marketing Busan, said, “Even though Gangseo-gu was recently grouped as a target area for adjustment, considering that the price of apartments in the nearby Myeongji International New City has risen nearly twice that of pre-sale, the opening of the subscription for Eco-Delta City apartments emphasizing the best settlement environment is It is expected to be hot.”
