Debate on’Bad each other’ application of the published price of Jeju apartment houses

Jeju Island-Ministry of Land, Infrastructure, and Transport Public Housing Price Error, Refuted’Ping Pong Game’

In response to the Ministry of Land, Infrastructure and Transport’s response to the error in the official price of apartment houses, Jeju Island immediately posted detailed data to refute it.

Jeju Island released a press release on the 6th and refuted in summary terms to the refuted material related to the official price of the Ministry of Land, Infrastructure and Transport on the 5th.

Governor Won Hee-ryong raised the issue of equity at a press conference on the 5th, saying that the public price for lines 1 and 4 in a specific building in Ara-dong, Jeju-si, increased by 6.8% and lowered by 11.5% for lines 2 and 3.

Accordingly, the Ministry of Land, Infrastructure and Transport argued that the actual transaction price for lines 1 and 4 (33 pyeong) increased, and lines 2 and 3 (55 pyeong) fell, resulting in disclosure fluctuation rates of 6.8% and -11.5%, respectively.

On the other hand, Jeju Island confronted that the actual transaction applied by the Ministry of Land, Infrastructure and Transport was itself wrong. As a result of the Jeju Public Price Verification Center survey, Jeju Island claims that the actual transaction price of 33 pyeong as well as 52 pyeong increased by 2%.

The government criticized the Ministry of Land, Infrastructure and Transport’s assertion that it is correct to disclose the public housing price for apartment houses used as accommodation facilities, regardless of whether they are illegally used or not.

On the basis of that, the Ministry of Land, Infrastructure and Transport published the ‘2021 Apartment House Survey and Calculation Guidelines’. In the relevant guidelines, if the actual survey status is different from that of the building ledger, it is excluded from disclosure.

Earlier, the Ministry of Land, Infrastructure and Transport argued that if an apartment house was illegally used as a lodging facility, the local government should take measures, such as issuing a corrective order, and that the responsibility for the management and supervision of the illegal lodging facility lies with the local government.

Governor Won stressed, “If the Ministry of Land, Infrastructure, and Transport who made the directives and guidelines itself denies them, the nationwide administration could be paralyzed.
