The development plan for the development project in the northern part of Seoul Station was confirmed. As the Seoul Station North Station area project, which has been drifting for about 13 years, is on the way, major changes are expected, such as the first convention (MICE) facility in the downtown and Gangbuk areas.

On the 28th, the Seoul Metropolitan Government announced that it had concluded a 10-month preliminary negotiations with the landowner, KORAIL, and the Hanwha consortium, and finalized the development plan for the’Seoul Station North Station Area’.

The development plan includes the change of use area from type 3 general residential area to general commercial area, and the change of the upper floor area ratio system to less than 800%. Through this project, the city of Seoul plans to enhance the role and status of Seoul Station and regenerate the old area by linking with the’Seoul Station Area Area Regeneration Activation Project’.

On the idle site between Seoullo 7017 and Yeomcheon Professor Jehwa Street (total area of ​​about 350,000m2), the exhibition, hotel, sales, business, and residential complex of five buildings will be built up to 40 stories high in 2026. Currently, only a part of this place is used as a warehouse for materials and logistics, and is virtually neglected as an empty lot.

There is also a MICE (Convention) facility equipped with an international conference-level exhibition hall and conference hall. This is the first in the downtown area and the Gangbuk area. The total floor area of ​​the facility is over 24403㎡. It is planned to build an international conference-level facility with one large conference room that can accommodate more than 2000 people, 15 small and medium-sized conference rooms that can accommodate more than 30 people, an exhibition room of 2000m2, and a banquet hall. In addition, hotels, sales and business facilities will also have a gross floor area of ​​50% or more. The 700 officetel will also be built within 30% of the total floor area.

The city installs public and infrastructure facilities for local residents using about 220 billion won in public contributions from development projects. A pedestrian path connecting Seoullo 7017 and the northern station area, the northern station area, and the Seoul Station Plaza and Seosomun History Park will also be built. In addition, it creates a 5880m2 Cheongpa Park in the urban regeneration area to create a synergy effect for urban regeneration.

The project of the northern station area of ​​Seoul Station has been discussed since 2008, but it has been adrift for more than 10 years, with private businesses giving up for business reasons. As the city of Seoul opened up the waters of development again in 2018, KORAIL and Hanwha side stepped up in April of last year to promote it again.

“Seoul Station is a national central station and an international gateway to the future, and it is time for a change that fits its status. The first start will be the development of the northern station area,” said Nam-joon Cho, head of the city planning section of Seoul.
