This candidate site selection is based on 12 existing maintenance areas that are easy to review and review, out of 60 of the 70 sites that participated in the public redevelopment candidate site competition in 2020, excluding 10 sites that are not subject to the competition, such as urban regeneration areas. did.

All of the selected candidate sites are existing maintenance zones located in the station area, and projects have been stagnated for more than 10 years on average since the designation of maintenance zones due to lack of business feasibility and conflicts among residents.
If the obstacles that hinder business promotion are resolved through public redevelopment, the amount of supply available from candidate sites selected as places with great potential to supply high-quality housing desired by end users in the station area is estimated to be about 4700 households.
Public redevelopment is a project that improves residential environment and promotes housing supply by participating in redevelopment projects that have been stagnated for a long time due to lack of business feasibility and conflicts between residents such as LH and SH.
In areas where public redevelopment is promoted to promote stagnant projects, various public support is provided such as easing urban regulations such as increasing the floor area ratio (allowing 120% of the legal upper limit), improving business feasibility such as excluding the application of the pre-sale price limit, financing project expenses, and simplifying the licensing procedure. .

The eight sites that were selected as candidates this time will be participated by LH·SH as public implementers with the consent of the residents.
The Seoul Metropolitan Government plans to establish a maintenance plan to which special cases for public redevelopment are applied, and by the end of the year as early as the end of the year, finalize the candidate site as a’public redevelopment maintenance zone’ and start the project in earnest.
LH·SH plans to hold a briefing session for residents of the candidate site, explain the results of the business feasibility analysis, such as the outline maintenance plan established when reviewing the candidate site, and the estimated contribution and proportionality derived based on it, and collect residents’ opinions.
The Ministry of Land, Infrastructure and Transport and the Seoul Metropolitan Government are planning to quickly review the zoning conditions and outline maintenance plans for 47 of the 56 new zones that participated in the 2020 competition, excluding those that are not subject to the competition, such as urban regeneration areas, and select candidate sites by the end of March.

The Ministry of Land, Infrastructure and Transport and the Seoul Metropolitan Government also prepared measures to prevent the inflow of speculative funds into public redevelopment projects.
The existing maintenance zones selected this time are planned to be designated as land transaction permission zones in order to prevent speculative transactions from occurring or a sharp rise in land prices.
