KORAIL has virtually vacated most of the site while using some of the idle railroad sites near Seoul Station as materials and warehouses. According to the development plan agreed between Seoul City, land owner, KORAIL, and business operator, Hanwha Consortium, up to 40 stories high and 5 buildings will be built on a total floor area of ​​about 350,000 square meters. The Seoul Metropolitan Government explained that “a convention (MICE) facility equipped with an exhibition hall and conference hall equivalent to an international conference will be built for the first time in the downtown area and the Gangbuk area.

The convention facility will be built with a total floor area of ​​24403m2. There will also be a conference room that can accommodate more than 2000 people, 15 small and medium-sized meeting rooms that can accommodate more than 30 people, and an exhibition room and banquet hall with a size of 2000㎡. The city of Seoul predicted that “conventional facilities such as COEX and SETEC were concentrated mainly in the Gangnam area, which would bring about a balanced regional development effect.” Along with hotels, sales and business facilities, 700 officetels will also be built.

The Seoul Metropolitan Government also proposed a plan to link the development of the northern station area of ​​Seoul Station with the existing urban regeneration project in the area of ​​Seoul Station. Using about 220 billion won from public contributions from the development project, it was decided to create a new pedestrian path that connects Seoullo 7017 with the northern station area, Seoul station square and Seosomun Historical Park, and also build Cheongpa Park (5880㎡).

The city of Seoul announced that it will start construction in 2022 as early as 2022 and complete it in 2026 after deliberation by the Urban and Architecture Joint Committee according to the finalized development plan.
