It was found that last year’s’real estate craze’ led to a sharp increase in the number of super high-priced apartment trading complexes exceeding 100 million won per 3.3 m² (pyeong).

According to Economic Man Lab, a real estate information provider, on the 30th, a total of 790 apartment sales transactions over 100 million won per pyeong last year were counted. This is a 23.6% increase from the previous year (639 cases). Compared to 2018 (228 cases), it is 3.5 times larger and more than 30 times compared to 2017 (26 cases).

In addition to the transaction volume, the number of complexes exceeding 100 million won per pyeong has increased significantly from 3 in 2017 to 68 last year. The area with the most apartments over 100 million won per pyeong was Gangnam-gu, Seoul, with a total of 38 complexes. Seocho-gu followed by 23 complexes and Songpa-gu followed by 5 complexes, followed by Gangnam 3 districts. In the’Mayongseong (Mapo, Yongsan, Seongdong-gu)’ area, which is counted as an area with many expensive apartments after Gangnam District 3, there were also one complex in Yongsan-gu and Seongdong-gu.

The most expensive transaction per pyeong came out in March last year in Gaepo Jugong 1 Complex, Gaepo-dong, Gangnam-gu, at 56㎡ (exclusive area). This apartment was traded at 3,095 million won, and the price per pyeong reached 180 million won. Economic Man Lab explained, “This apartment is under reconstruction, and the price is high because it reflects the future value of receiving a spacious housing type after moving in.”

The second apartment with the highest transaction price per pyeong was 84㎡ of Acro River Park, Banpo-dong, Seocho-gu. Last December, it was changed to 3.72 billion won, and the price per pyeong reached 144.72 million won. The 59㎡ Raemian Daechi Palace in Daechi-dong, Gangnam-gu was sold for 2.5 billion won in June last year, and was traded at 137.6 million won per pyeong, and the 27㎡ of Resenz in Jamsil-dong, Songpa-gu was signed for 1.15 billion won in July last year, and it was 137.34 million won per pyeong. It was a deal.

For the first time, a complex with a total cost of over 90 million won per pyeong was also released. Raemian Gaepo Luceheim 71㎡ in Irwon-dong, Gangnam-gu, was reported to have written a charter contract for a deposit of 2 billion won in December last year. The price per pyeong reached 92.2 million won.

Hwang Han-sol, a research researcher at Economic Man Lab, said, “The rise in apartment prices in Seoul did not decline as the so-called’smart one’ preference was strengthened despite the government’s high-intensity regulations last year, and reports were made in the Kyungshin complex one after another.” If the sentiment continues, there is a possibility that the transaction of super high-priced apartments will increase.”
