I was looking for officetels because they were not included in the number of houses at the time of subscription, so they could accumulate additional points for subscription, and loans were also less regulated compared to apartments.

As apartment prices in Seoul and the metropolitan area soar to the ceiling, residential officetels (apatel) in the Gyeonggi area are receiving the’balloon effect’. Apartel, which supplies a large area close to apartments, is less regulated than apartments such as loan regulations and subscription qualifications. In recent years, complexes exceeding 1 billion won are appearing in the Gyeonggi area as end-users of housing with insufficient funds are coming.

According to the actual transaction price disclosure system of the Ministry of Land, Infrastructure and Transport on the 10th, on the 23rd of last month, the 84㎡ for Hillstate Ilsan, Ilsan Seo-gu, Goyang-si, was traded at 1.04 billion won. Considering that the same exclusive sale was traded for 450 million won in January of last year, the new price for a year has more than doubled. Last month, Suwon-si Gwanggyo Jungheung S-Class traded for 1.30 billion won and Hanam-si Wirye G Well Prugio for 1,020 billion won.

Apartel, which is well-located, has also been reversing the price of nearby apartments. 84㎡ for KINTEX Dream Egreen, Daehwa-dong, Seo-gu, Ilsan, which was traded for 499 million won in January this year, jumped to 850 million won on November 29th. Recently, the price of the same area for Apartel is approaching 1.4 billion won. Nearby apartments, such as Hyundai I-Park (530 million won) and Yangwoo Park Town (415 million won), are sold for 400 to 500 million won.

In the meantime, the price of officetels did not rise significantly and may fall again, so investment in rental profits rather than market gains was the focus. Officetels were regarded as non-mainstream in the housing market, but the atmosphere has changed recently. This is because officetel is relatively easy to access because it is less regulated, unlike the pouring apartment regulation.

In particular, it is evaluated that the fact that even if they have Apatel, they can maintain the number 1 qualification for subscription, which is leading newlyweds. Officetel is not considered as a house when purchasing an apartment as it is governed by the Building Act, not the Housing Act. It means that even if you own Apartel, you can maintain the No. 1 subscription qualification as a homeless person. An official in the real estate industry explained, “If you use Apatel, you can accumulate additional points for subscriptions without being pushed back by the jeonse crisis.” Apatel’s loan regulation is also relatively less than that of apartments, so it is benefiting from housing regulation. Currently, only 40% of apartment housing mortgage recognition ratio (LTV) is recognized in overheated districts and 50% of areas subject to adjustment. Officetel is recognized for up to 70% of LTV due to its free loan regulation. In fact, in the officetel price trend survey in the fourth quarter of last year released by the Korea Real Estate Agency, the price of Apatel, which has emerged as an alternative demand for apartments, was remarkable. For officetels with an area of ​​40 square meters or less nationwide, the sales price in the fourth quarter fell 0.16% compared to the third quarter, but for those exceeding 60 square meters to 85 square meters, 0.71% and 0.97% for those exceeding 85 square meters.
