Recently, suspicions have been raised that speculators have reported real estate transactions at the highest prices and canceled them, thereby inflating the actual housing transaction price.

The government and the ruling party are in a position to prevent this by letting them report the actual transaction price on the day of the contract, but it is questionable whether it will be effective if we look closely.

Among apartments whose transactions were canceled after reporting last year, 1 out of 2 in Seoul and 1 out of 3 nationwide was the highest ever.

Over this, suspicions have been raised that speculators have made false transactions to manipulate market prices.

The Democratic Party stressed that the manipulation of real estate transactions is a criminal offense that is no different from manipulation of stock prices.

The Democratic Party has ordered the government to conduct a thorough investigation and a strong response beyond the fine for negligence.

The Minister of Land, Infrastructure and Transport Byun Chang-heum also announced the same plan to the National Assembly.

It means that the transaction price as well as the subsequent progress are revealed in real time through’same day report’.

The Democratic Party is expected to revise the Real Estate Transaction Report Act through consultations with the government, centering on members of the Land, Infrastructure and Transport Commission.

However, the reaction of the market and the real estate industry is cold.

It is said that it is possible to cancel the contract only by speeding up the reporting date, so the effectiveness is weak, and it will only cause inconvenience.

If the contract is canceled instead of the principle of’same day report’ unconditionally, it is quickly reflected on major portal sites, etc.

It is pointed out that only information on completed contracts should be provided in connection with the employment/registration tax filing.

In response, the Ministry of Land, Infrastructure and Transport explained that it is planning to prepare an overall system for real estate transaction management, including changing the reporting deadline.
