Currently, housing benefits are paid up to 45% of the standard median income. Based on single-person households, this year’s standard median income is 1.28 million won. Target houses must be 85㎡ or less, and rental conditions are limited to less than 100 million won in rental deposit and less than 400,000 won per month. Like a jeonse deposit loan, monthly rent is deposited into the lessor’s account. A faithful payer of monthly rent for housing stability can receive preferential interest rate of 0.2%p for the support jeonse fund and youth-only support loan.

◇Mounting monthly households with guarantee for youth only

In accordance with the “Housing Support Plan for Newlyweds and Youth” announced on July 5, 2018, the monthly loan for youth-only guarantees was introduced in December 2018. Deposits and monthly rent are provided at low interest to homeless youth under the age of 34, and the income standard is less than 20 million won, which is the lowest of all support policies.

The target house must have an exclusive area of ​​60m2 or less, and the rental conditions must be less than 50 million won in rental deposit and less than 600,000 won per month. The loan limit is within 80% of the deposit and up to 35 million won, and the monthly rent is 400,000 won per month and up to 9.6 million won for two years, the same as for a stable housing loan. ◇Seoul housing voucher/youth rent support project

The Seoul type housing voucher is a project that pays a certain amount to households with a standard median income of 60% or less residing in private rental to alleviate the burden of housing expenses for the poor.

Support targets are households whose income appraisal amount is less than 60% of the standard median income, which is about 1.05 million won per person in 2020. The target is limited to households residing in a dwelling with a conversion price of 75 million won or less, calculated as the sum of the monthly rent and the rental deposit. Households receiving livelihoods, medical care, and housing benefits, households living in public rental housing, households consisting of college students only, foreign households, and households with two or more automobiles are also excluded from the support.

The amount of support is 80,000 won per month, which increases by 5,000 won each time the number of household members increases. Certain vouchers are for those who have lived for more than 3 months in a side room in Seoul within one year from the date of application, or who have been discharged from social welfare facilities, although the standard of income or conversion value is the same as the general voucher. As a project to additionally support housing expenses according to the upward movement of housing, the amount of support is 120,000 won per month for one or two people, and 150,000 won for three or more households, which is more than a general voucher. Seoul City has started a separate direct monthly rent support project for young people. The project is to provide direct support of 200,000 won per month for housing expenses of 5,000 households last year, and will be provided temporarily for 10 months only once in a lifetime. The support target is a single young adult household, and the income must meet the standard median income of 120% or less. The standard median income of a single household is about 2.1 million won based on monthly income.
