The plan for the development of the’Seoul Station North Station Area’, which had drifted for 13 years, has been confirmed. The first convention (MICE) facility equipped with an international conference-level exhibition hall and conference hall in the Gangbuk region is expected to revitalize the regeneration projects in the surrounding deteriorated areas.

The city of Seoul announced on the 28th that it had finalized the development plan for the northern station area of ​​Seoul Station after completing a 10-month preliminary negotiation with the land owner KORAIL and the Hanwha consortium of the business operator from April last year to February this year. When the city plan change and construction licensing procedure are completed, construction is expected to commence in 2022 as early as 2026 and to be completed in 2026.

First of all, 5 buildings of exhibition/hotel/sale/business/residential complex will be built on an idle site with a total floor area of ​​350,000m2, located between Seoullo 7017 and Yeomcheon Professor Jehwa Street, up to 40 stories high by 2026. Currently, only a part of this place is used as a warehouse for materials and logistics, and is virtually neglected as an empty lot.

The first convention facility to enter the downtown Gangbuk area has a total floor area of ​​over 24,403 m2. It is built as an international conference-level facility with one large conference room that can accommodate more than 2000 people, 15 small and medium-sized conference rooms that can accommodate more than 30 people, an exhibition room of 2000m2, and a banquet hall. Hotels, sales and business facilities have a total floor area of ​​50% or more. Officetels with 700 households will also be built within 30% of the total floor area. A city official expected, “Convention facilities such as COEX and SETEC were mainly concentrated in the Gangnam area, so they would achieve a balanced development effect in Gangnam-buk Province.”

The city will use approximately 220 billion won in public contributions from development projects to install public and infrastructure facilities for local residents. A pedestrian path connecting Seoullo 7017 and the northern station area, the northern station area and the Seoul Station Square, and Seosomun History Park will be built, and a 5880m2 Cheongpa Park in the urban regeneration area will be built. A city official said, “Through this project, the status and role of Seoul Station will be enhanced, and the plan will be linked with the’Seoul Station Area Area Regeneration Activation Project’ to revitalize the old area and boost vitality.”
