The average selling price of large apartments in Seoul (exclusive area exceeding 135m2·41pyeong) exceeded 2.2 billion won.

According to KB Kookmin Bank on the 6th, the average transaction price of large apartments in Seoul last month was 22.11.106 million won. It is the highest level since January 2016 when related statistics were written.

The average selling price of large-sized apartments in the Gangnam area (11 districts south of the Han River) was 23.8689 million won. On the other hand, the average sale price of large-sized apartments in Gangbuk (14 districts north of the Han River) was 1.65.55 million won, and the gap between Gangnam and North Korea was still wide.

After the Seoul Mayor’s rehabilitation campaign, the transaction prices of the Apgujeong-dong redevelopment promotion complexes soared. Apgujeong-dong Hyundai 7th car exclusive area 245.2㎡ (supply area 264㎡, 80 pyeong) was sold for 8 billion won (11th floor) on the 5th. Compared to the 6.7 billion won (9th floor) traded in October last year, it jumped 1.3 billion won and wrote the reported price. Of the apartments sold nationwide this year, 8 billion won is counted as the highest price along with 243.201㎡ (1st floor) of Hannam The Hill, which was sold on February 17th. Hyundai 196.21㎡ in Apgujeong District 3 was traded at 6.3 billion won (10th floor) on the 15th of last month, and a contract was written at a value of 1.30 billion won from 5.27 billion won (7th floor) in December of last year. Hyundai 2nd’s 198.41㎡ was also traded at a reported price of 6.3 billion won (7th floor) on the 5th of last month, so the previous report rose 1.1 billion won from 5.2 billion won (14th floor) of last year. ‘Mayongseong’ (Mapo, Yongsan, Seongdong-gu) in the Gangbuk region also raised the price. LG Hangangzai 202.32㎡ in Ichon-dong, Yongsan-gu wrote a reported price of 3.75 billion won (16th floor) on the 10th of last month. The 161.48㎡ of Raemian Yongsan the Central, Hangang-ro 2-ga, was sold for 3.65 billion won (27th floor) on the 23rd of last month and was also traded at the reported price.

The perspective that the reconstruction expectation will continue to rise, and the prospect that the publicly announced price will rise and the heavy taxation of multi-homed people will soon cross each other.
