The ask price called by the landlord is 1.49 billion won. At the same time as buying and selling, it is also promoted by rent.

The Hyundai Opera House was purchased by Minister Byeon for 523 million won in June 2006 and is still living there. The apartment that is currently for sale is the next door of Minister Byeon, and he owns 129.73㎡ (39 pyeong), which is a larger area. Therefore, if the sale is actually traded at this price, it is highly likely that Byun’s house will be sold at a price higher than 1.5 billion won. In this case, the margin of market price for Byun’s apartment would exceed 1 billion won.

The Hyundai Opera House is a so-called’I Alone Apartment’ with only one building, so it has been difficult to grasp the market price. As a result, Minister Byeon reported the price of the apartment at the official price of 590 million won in a public official’s property report in March last year, which caused a controversy over property reduction. It is too cheap compared to the price of nearby apartments. After the Ministry of Land, Infrastructure and Transport’s appointment, the apartment price was raised to 657 million won in 2020, but the price controversy persisted.

Minister Byun explained the controversy over the apartment price, saying, “As long as there is little transaction, it is a dong apartment, and the market price is lower than that of the neighboring apartment complexes.” .

Meanwhile, the apartment price was estimated at around 1 billion won. Minister Byeon said, “It is difficult to check the market price because there are not many households and there are few transactions. However, considering the recent transaction cases of nearby apartments, I think the market price is around 1 billion.” He explained that a 116.48m2 house was sold for 850 million won last year.

Regarding this, an official of the A-certified brokerage in Bangbae-dong said, “The Hyundai Opera House for sale is a price that is absolutely not expensive compared to the prices of nearby apartments.”
