= Knowing all this and that, I can only think that the Democratic Party’s city council members were blocking (reconstruction and redevelopment). I believe the city council members who have entered the provincial ranks will make a reasonable decision. These are all civil petitions for life. The local council members and council members are directly under pressure. There are many areas that the city of Seoul suppresses because it follows the policies of the Ministry of Land, Infrastructure and Transport. The inhabitants are suffering. City council members must also hold local elections next year. How would you hold an election without addressing your neighborhood issues? In that sense, if you are a willing market like me, discussions can be made sufficiently.

-Isn’t it necessary to amend the ordinance to remove the regulation on the 35th floor of the Han River or the regulation on the floor area ratio?

=To be precise, regulation on the 35th floor is possible with the policy of the mayor of Seoul. Solving the floor area ratio requires the cooperation of the city council. The ordinance must be revised. Still, I don’t worry much because these are common local complaints. This is a problem that will be solved if you have a conversation. They also pledged to lift restrictions on the 7th floor of the Type 2 general residential area. Since this is also a loosening of the height regulation, the city council’s cooperation is needed. It is a common complaint in the old Gangbuk area. There will be many city council members who will agree with this as well. When I enter, I will meet them one by one as if they are unscrewing, and I will persuade them to say, “Is there a local complaint, is there a supply to stabilize housing prices? Is there a large-scale housing site to increase supply in Seoul?” It can be resolved as long as it is a reasonable conversation.

-Originally, the 2 types can be put up to the 12th floor, but was it blocked by the Seoul Metropolitan Government to the 7th floor?

=There is no legal basis. Compared to other cities, Seoul restricts it much more strictly. It is irrational regulation.

-Former Mayor Park Won-soon has eased the requirement to cancel the New Town. Do you have any plans to restore this to its original state?

= You have already made a promise. By easing the redefinition requirements, standards such as home aging, lake density, and contact ratio will be restored to their original state. Even a little reinforcement of these things doesn’t work. Even a little reinforcement of safety diagnosis standards does not make progress. I will restore everything to its original state. (After the release of Newtown) I will try as much as possible to return again by easing the standards for parts that have become difficult to meet conditions over time.

-It was an important business when the Han River Renaissance served as the mayor. At the time, the donation was set at a maximum of 40%, and the union opposed it, but how are you going to solve the second Han River Renaissance?

=There was a little opposition at the time. Originally, the basic concepts of the Han River Renaissance were restoration and creation. Restoration is natural restoration. This doesn’t just work. Plant trees, plant grass, and increase natural space. All citizens should be able to enjoy this. Instead of loosening the height regulation, it should be fair instead of lifting up to the 50th floor. If this is released to Apgujeong, there may be public opinion that the Gangbuk side feels deprived and why it benefits only that place. If a natural park is created by receiving sufficient donations, it will naturally become a good space for Apgujeong-dong residents to use and for all citizens of Seoul to enjoy. It is a win-win by exchanging height regulation and donations. The union is economical, which makes work easier and citizens have more opportunities to access green spaces. At that time, the residents were reluctant to put up the land. At that time, he said he regretted that if he had accepted the agreement, the progress would have been made. We will open our heart to dialogue and come up with a plan that will help citizens and local residents.

-The second and fourth countermeasures have already faded due to the LH crisis. How will the public direct implementation and private reconstruction redevelopment and relations that came out of the second and fourth countermeasures be established?

=Once I go in, I’ll figure it out exactly. It is said that it will provide various incentives for participating in public-led maintenance, but the problem is that it increases development profit by 30%. Above all, there is no standard that gives you 30% more profit. Experts are all questionable. Another problem is that LH has lost trust due to speculation. In the case of public direct redevelopment and reconstruction, is it that the union first hand over ownership to LH and SH? After that, it means that the business will be finished within 5 years. Will the existing unions believe in land speculation LH? It became difficult. It is not desirable if public officials are forced to switch from the private sector to the public track. I will go in and see what the government’s intentions are and where the union leaders are going to make a decision.

-During my tenure, there was a long-term jeonse housing as an important business. He said he would increase this quantity more.

= Long-term jeonse shift is a long-term rental housing that allows you to live for 20 years once you enter. This is good news for homeless people. The equilibrium is evenly distributed from 10 to 40 pyeong. When I was the mayor, I supplied more than 15,000 households over 5 years. In the former market, Park Won-soon gradually decreased in volume, and in the end, a total of 33,000 households were supplied over the course of 15 years. If Mayor Park did the same, it would have remained a good home product, but it hurts. The reason why this is good is that you can enter when you are newlywed, accumulate wealth, and leave when entering college. At that time, it would be perfect to arrange my house and go out. It’s a social mix, so I don’t know which house the long-term jeonse is and where the house was sold. LH and SH shudder that their debts have increased because of this. I started a long-term jeonse when the house price was between 200 and 300 million won, but now the house price has risen four times. The calculation of 33,000 households is about 15 trillion won. After 5 years, the 20-year deadline comes back. From then on, you can sell it, or the next person can come and live a long-term charter. Selling half of the increased assets is enough to provide better housing resources. SH will be smiling inside now. At the time, LH did not do this because Byun Chang-heum (currently the Minister of Land) was hostile to this. I missed the opportunity to make more than 10 trillion won. SH will accumulate a lot of resources from 5 years later. I will continue to increase the quantity.
