On the morning of the 3rd, the Citizens’ Alliance for Economic Justice Practices (Gyeongsilryeon) held a press conference on the theme of’The Moon Jae-in Administration’s 4-Year Seoul Apartment Market Price Analysis Results’ at the auditorium of the Gyeongsilryeon building in Jongno-gu, Seoul.

Gyeongsilryeon selected 3 complexes by 25 autonomous districts in Seoul, and compared and analyzed the market prices of 117,000-unit apartments in 75 complexes from May 2017 to January this year. Korea Real Estate Agency’s housing price trend survey and KB Kookmin Bank’s market price information were used.

According to the results of the Gyeongsil Ryeon survey, the average price of a 30-pyeong apartment in Seoul rose 500 million won (78%) from 640 million won in May 2017 to 1.14 billion won in January this year.

This widened the asset gap between homeless and homeless. While the price of a 30 pyeong apartment in Seoul rose by 500 million won over four years, the average worker’s wage rose only 2.64 million won (9%) from 30.96 million won in May 2017 to 33.6 million won in January 2019. When comparing the increase in workers’ wages and the increase in apartment prices in Seoul, there is a difference of about 100 times.

In the end, assuming that homeless households save 10 million won per year, it means that in order to collect 500 million won in unearned income from housing for four years, homeless households must work hard for 50 years. Gyeongsilryeon explained, “The average wages for the past year and this year were replaced by wages in 2019 because statistics were not released.”

The price of 30 pyeong apartments in Gangnam and Bigangnam also rose 940 million won (73%) and 440 million won (80%) respectively over the past four years, resulting in a gap of 500 million won and 50 years.

Gyeongsil Ryeon also noted that during the 44-month investigation period, although the government announced 24 real estate measures, excluding the last two and four measures, the period of falling or flat was only four months. Even this, after falling 210,000 won per pyeong for four months in January-April 2019, rose to 300,000 won in two months, making it even more expensive than before.
