In some apartment complexes in Seoul, actual transaction prices showed signs of a downward trend.

The charter difficulty in popular school districts is also taking a breath, so I am interested in whether apartment transaction prices will begin to stabilize in earnest.

After the 2·4 supply plan, among apartment transactions in Seoul, the number of complexes whose prices were lower than the previous transaction is gradually increasing.

The share of transactions with lower prices increased from 18% in January to 25% last month, and this month is increasing by nearly 39%.

The popular balance of Eunma Apartments in Gangnam, the representative complex of reconstruction, was traded at a price of 130 million won this month, and Cheongdam-dong apartments also fell by 350 million won.

In Gangbuk this month, transactions with lower prices than before occurred in Munbae-dong, Yongsan-gu and Haengdang-dong, Seongdong-gu.

With the concentration of apartment purchases last year, it is interpreted that purchase sentiment has been weakened at the beginning of this year.

The charter difficulty, which sparked a surge in apartment prices, is taking a breather, focusing on the popular school districts in Seoul.

According to the statistics of the Korea Real Estate Agency, last week, the rate of increase in property prices in Seoul was 0.05%, the lowest in 9 months.

The key to the future real estate market flow will depend on whether or not sufficient supply is expanded as promised by the government.

The government emphasized that the government will continue to move forward without wavering as suspicions that the supply countermeasures may retreat after the Korea Land and Housing Corporation’s’speculation crisis’ spread.
